The RIGHT CHARLOTTE REALTOR!

Only as inlaw/granny flats either sold with the 'main house' or helping the buyers of the main house facilitate the building of one on their property.

So far, the only push-back from the city/county/neighborhoods with regards to living quarters on the premises came with a buyer. The neighborhood forbade detached living quarters in the community. So, we just moved on and they bought in another community.

I have not sold any tiny houses. We had a community slated for tiny houses and the project has been stopped for now.

We had issues when we tried to find one for mom and dad. You cannot put in a tiny house on wheels - an RV/class tiny house. They may look like little wood cabins, but unless they are built as a modular home, not an RV, you can't use them for year-round living. The RV models can only be parked in designated parks. At least in Clark County.  Also, for rural areas, an ADU must be connected to the main house. Or, you can call it a studio, or guest house and it can be up to 1500 sq feet if well and septic support the additional bedroom(s).  You can have a kitchenette, but no stove. Many folks put in a stove after the final, and remove it during a sale. There's a lot of wink, wink, nod, nod.  Obviously, this is when zoning allows just one residential dwelling on the acreage, such as R-5, which is one dwelling per five acres.

One a long time ago on a lake lot.  It wasn't called a "tiny home" it was called a "park model" camper, but same thing.

Nope, they haven't been popular in my market.  A "dealer" opened up and was in business less than a year.

I have not. I've sold many tear-down homes on large lots upon which a new custom home was built with a "unit" in the back of the house used as an "in-law" unit or a rental.

Have no experience with tiny homes except knowing a cousin and her husband built one and currently live in it near Bellingham.

I believe there is a community somewhere near Leavenworth. I think they're all used as vacation rentals but not sure.  I'm not familiar with the regulations regarding them.  I suspect they're treated like RVs if they are on wheels.

No but I've toured a few when on 'display' at a few locations. One or 2 were in the 40's which I just thought was totally nuts.

What prices have you guys found?

The ones i've seen on tv had wheels which makes them mobile which is not allowed here. Most of our land is zoned single family which is another drawback.

I have not. Had a client who wanted to buy a place with a shop so he could build tiny homes. It did not work out since local zoning prohibited it in his preferred location.

I have not but I do know in the city of Lancaster, if your lot is 7,000 square feet +, they will let you build a granny unit or change a garage to one. Not sure how tiny or big it has to be.

I sold one Paul S. Henderson, REALTOR®, CRS and it was on a half acre of land. The funny thing is they built a large shop on the property but live in the tiny house.
