If I were still active and needed to make that decision in MY market
I would probably drill down to specific neighborhoods with direct mail, which would be much less than a 2 mile radius and far less than 5000. 

There is a BIG variation in neighborhoods within a 2-mile radius and I would not target them all.  I would choose the ones that fit my niche.

Direct mail is my answer but my market is different?  unique?  I am reaching out to homeowners who do not live here and own a second/vacation property.  

But how do you really measure effectiveness?  Make your phone ring.

Direct mail has the largest chance of getting someone who is interested.  I know several agents out here who do the shopping cart or school banners for 5+ years.  They cannot directly link one deal or client to that.

 

Personally, I tune out billboards and banner signs, unless I need them to give someone directions ("I'm under the Jim's car repair banner").  I've read the local newspaper once this year.  I at least see the mailer as it goes to the trash.

I  would love to pick one of those you shared.  However, I have NO IDEA what your market is like.  Our client in Napa has 3 billboards and gets lots of call off the billboard which she changes with the seasons.  She continues to rank #1 in sales...Different market than Florida...Each market is unique!  A

Target Marketing to like-minded consumers is best in this case-other farmers who may be looking to expand or know someone looking to relocate/buy. Landandfarm and Farmflip might be a couple of good online resources plus good signage if property visible from well-traveled roads.

As a former farm boy I still have a hard time with calling marketing campaigns "farming".

If faced with the above options I may choose either 4 or 5, direct mail or hiring some kids to do some door knocking.

1-3 are generally ineffective ways to waste some money.

I would pay someone to give me the name of owner, phone, and home address.  EDDM each a post card 6 cents X 3000 two times $2600 postage + printing $600. = $3200 then call them all and knock on the doors of the owner occupant in the farm. BUT what is it you want from them? Where is the location of the farm? I think billboard is easily missed or ignored. Little league is only for a small percentage of parents of children - may only be seen by 200 of your target so that's a big NO. Newpaper price is too cheap and one time ad - not effective - are you talking about a tiny ad in the classifieds?

Direct mail gets you in front of people, and newspapers gives you an ad that people will notice if you place it EVERY week. It's the consistency that matters. Banners and billboardswork as long as it's there every week. Try them all, at least once and see what works tin your area

No billboard law in Maine so scratch that marketing insertion. Direct mail to the farm is my pick. Pull back on the frequency a hair and use that money for some facebook advertising. But above all that blog post a week at least on everything from listings to local community happenings, history, subdivisions, everything in that burg area covered.

If you want to reach the most people as quickly as possible, direct mail is your best bet. I found that people will read and hold on to a good, informative marketing piece sent via direct mail...I've had phone calls from people who received my mailing 2 or 3 years ago and keep it until they were ready to proceed.
