Sometimes a buyer sees a price and wants to see a specific home, regardless of what the agent might think or say.  I had a client many years ago who kept calling me asking to see this home or that home. I told them I would show them but they wouldn't want it because _______________ (fill in the blank)    I was always right.  When the right home came on the market I called them right away and they bought it.

I also shake my head upon receiving feedback. There was an agent on one of the FB groups the other day who said that she was confusing all the listings that she was showing buyers. The buyer told her that they had already saw this property. Her question was how does everyone keep track?

Answer came back was "I think it's a skills issue here". That seems like a great answer here as well.

I had a two-story townhome listing, which clearly relayed that feature in the photos. Agents would show it and then say their clients were looking for single level living...so, yes, the answer is YES, I have Tammy!

On the one hand, absolutely yes!!!

On the other and, I’ve had clients ask to see properties that didn’t seem at all to be a fit and in a few cases they bought them.

I think feedback should be kind and constructive so whatever the case I try to comment on the good points.

It's a good question Tammy Lankford, but no, I have not. I've shown homes that obviously were not a good fit because the Buyers wanted to see if they could add on to the home or finish the basement or maybe even turn the attached garage into living space. You just never know.

I get it Tammy but sometimes it's the buyer. I've certianly had more than one "come to Jesus" discussion with buyers about just what kind of home they want. With the follow up question of "Why are we looking at this home then?".

Buyers don't value our time.  I really dislike it when clients stay in a house for over a half hour and then tell me they knew the house wasn't for them as soon as they walked into it.

OH my gosh and you even provide a professional floorplan and do a walk-through virtual tour and they'll come back and say, "Clients didn't like the layout." 

It's obvious that the agent didn't listen OR he/she simply didn't ask the right questions!

The agents that I dont understand are those who spend time showing homes to unqualified shoppers.

Yep! Here in Florida, the most often BS feedback is "My buyer does not want a pool." Here in Florida, outdoor living space, which includes the pool are always HEADLINE features. 

It really puts in perspective that it really doesn't take much to be a real estate agent who profess to be FULL SERVICE.  I guess it is more difficult than I thought to do Amazon deliveries and curate a proper home showing list.

ADDED two hours later:
I have shown buyers property that did not meet their criteria but did meet their price point. Maybe we all have in a short inventory situation. But, I would not provide feedback to the listing agent suggesting I choose a mismatch. My feedback would simply be. "Was not good fit for buyer."  Nothing more. If the agent is a dog on a bone for feedback, I would offer "Not enough sunshine on that day." Both equally actionable.

Oh for sure.... I loved the feedback I got from one agent saying her client was downsizing so a 4,000+ square foot home on an acre was too much upkeep. It's not like MLS doesn't provide all this information up front! Or they need a master down and show a home with all bedrooms up.

Happens all too often but I frequently find out that agents didn't articulate the "story behind the showing".  And while we really don't have to hear it, sometimes it's nice so that the take home message isn't that we're stupid for showing it.  For example, some people might insist it could work and their agent had to "teach them" what 1200 sq ft feels like.  Maybe the location was perfect and their relative is a contractor & they just had to brainstorm.   Who knows and honestly, who cares.  Listing agents have to prepare sellers for these type of situations.  Don't sweat the small stuff.

One does have to wonder sometimes why an agent showed a home, or why the buyer wanted to see it, when you get certain feedback. But perhaps they needed to see it for real in hopes it could work. What I find puzzling is the feedback I have occasionally gotten that the buyers do not want to spend that much.

The process of buying a home is a learning curve for first time buyers. Some may not grasp the significance of sq. ft. in a listing display until they see it for themselves.

Yet...

I have a condo listed in a very desirable school attendance area. It is only two bedrooms and, yet, I have had several families with more than one child look at it before dismissing it as too small. Did they really think that place was a good fit for dad, mom, sister and brother children without coming to see it?

LOL this kind of stuff doesn't surpise me one bit. Sometimes you just can't fix stupid!  I had a gal show one of our higher end homes and she came back with - way overpriced for my clients.  Really ?  ( knew it was very close to what turned out to be sales price) Why I asked?  She respoinds they can only afford 600K. Then why are you showing them homes close to 850K?  No answer!

You would be amazed at how many people live in small homes or their kids have to share bedrooms...

I never worry about that, but my sellers often do.  I feel that the more eyes on a listing the better, perhaps they have a friend that the home would be perfect for and since they have already seen it, they can tell them about it.  I have buyers that will look at something outside their mandatory criteria because from the pictures, it looks like it could actually work.  I recall a time that I was out showing homes and across the street, there was a home for sale that didn't make the list.  The owner was outside, so we asked if we could see and they ended up buying the home, even though it didn't fit their mandatory criteria, haha.

I often have buyers that want to see a property even if I told them I thought it would be a poor fit. Sometimes it's best to just set the appointment and let them come to the same conclusion. It's a win-win for the buyer's agent, but obviously a poor use of time for the seller's agent For the buyer's agent- you gain trust and at the same time made the buyer eliminate buyer's remorse because they truly understood the market by the time they sign the contract.
