I have not... I write in a seller-paid warranty into my offers for buyers and have never had a seller say no... why jeopardize a good sale over a warranty? I have, however, paid that small premium ($50-75) for seller coverage during a listing period. And I've never had a seller client refuse to offer one as part of the listing. It's cheap insurance.

YES sirree! I have put a home warranty on a deal no one wanted to pay for, because the peace of mind for ME is worth a few hundred bucks. Plus, my E/O loves it. 
I had one client where seller DID put a BASIC warranty on it but that house had a salt water pool . . . so I added coverage for the salt system 175 that paid off in spades when 6 months later, the system failed. Now THEY maintain that coverage.

I have but I've never called it a gift per se. I've done it because the buyer was afraid that something will go wrong in the house & they felt better with it. I have also split the cost also.

They have increased in price recently.

And if I'm going to "gift" a buyer something... I'm not going to gift "half" of something... I'll gift the whole warranty.

Yes, I have paid for this gift when the seller refuses to provide one. Sometimes I've split it with the seller or seller agent.

In our market area, the seller typically provides a home warranty to the buyer.

In order to make yourself more attractive as a listing agent, you could offer to cover the cost of the warranty and save the seller $500 or so. 

I recently had a buyer's agent decline the warranty offered by the seller and pay for a warranty from a different company.

Different strokes for different folks.

Most companies will give them a discount in your name if they order it or you can order it on their behalf.  Have done that several times.

Short answer(s), no and no. However, if it made sense and would get them over their concerns about disastrous repairs after they bought the house, I might. I would not routinely do so.

Home warranty crosses my mind ONLY when the house contains 10 year old appliances. It provides some assurance for the buyer.  Should anything go Ka-plewy, their agent will hear about their experience with the warranty company.

When you consider a 'closing gift' I encourage you to invest the energy to make it relevant.

From what I've seen home warranties are not worth the cost. We rejected an offer when buying a home because it had a home warranty we didn't ask for or want. We had them throw in appliances instead and I'm so glad we did. :)

Rarely. If it is my listing, I explain to the seller when we list it, that it is a good idea if the seller pays it when we get an offer and most sellers agree.

I have done a home warranty or a survey. It isn't something I do on a regular basis. It's usually because it is someone I know and I strongly feel they need it. Perhaps they can't afford to add one more thing to closing. It cost a lot more than my closing gift and doesn't have the same "wow factor" or remembrance quality. They will forget you did this for them.

Usually the buyer or the seller pays for it. I learned early on not to offer gifts out of hand. Quite often something comes up right at the end and then sometimes I pitch in. And then its REALLY appreciated.
