I would follow a plan similar to what you did when getting established in CA, with plenty of research to determine areas you want to target. I would also connect with agents here who are in the general area you will be in as well as others in Texas.

I think you just do what you do to get situated ANYWHERE as a new agent - join the Chamber, volunteer, get familiar with the area and market, network!
And of course, blog and create your brand via social media. Anywhere you go, it's gonna be the same essentially.

East Texas. That a great area of the country.

Your question is the common question for those finding themselves in a place they just moved to. However, for 3.5 years you have been a yo-yo. I don't know what you were doing, but begin with an analysis of who you meet in your yo-yo status. At this time, this is your 'A-list' to cultivate so they can experience success WITH YOU. Don't skim over that.

Now, if you followed the 'On The Right Track" guide for new agents, you will have assessed the assets, education, skill, experience and personality that will serve you best creating attraction.

Let's say your genius identified as FLAME.  Flamboyant and the number one problem solving tool is 'who do you know.' A little grandstanding was never an element of fear.

For this person, getting a interview in the community or local newspaper would be a GREAT goal. But no one wants to read about another new agent moving in....unless........

Earlier this week a question was posted abut the idiot agents who do open houses. Read the response to that question. Want to get in the newspaper?

....you come to  town with a new business model. Explain in the article this means you will partner with a local animal shelter, food bank, save the planet, any charitable organization. Perhaps as a sign on bonus your new broker pays for this advertorial.

This means the public is aware too often they get what they pay for and free isn't worth much.

Your business model is to host open houses with an admission fee or a ticket. All proceeds go to the attending charity. And you don't offer  a FREE cma but will provide a broker opinion of value. After all, broker after your name means more to the public than all the purchased letter agents append.  So a 'broker opinion of value' makes you worth MORE. Now you are dictating the narrative.

Already such action will elevate the playing field, citizens want to know what they have been missing out on and you need to not disappoint them.

Step two: Identify the churches, organization and businesses that are the hubs of the community. Join, volunteer and collaborate to grow your business through introductions.

Step three is actually the very first thing you must know and detailed in the book. Practice describing the value you bring into a transaction without using a single syllable of real estate agent gobbly-gook. Know what you are worth and that is what you will be paid.

This is very hard to do and most agents can not do it. So their business model is like every other agents business model. Their value is imposed on them by others. And easily they surrender 20, 35, 50, 70% of their compensation to those who tell them they are not worth much.

How did you start in CA? Did it work for you? If so, rinse and repeat!

Otherwise, if you lived in CA all of your life and had a good sphere/base built, I would work on farming my own neighborhood and work out as you become established, enlarging your circle/area each year.

Get your social media strong and consistently post about the new community you are in. Ask for help on  your posts and always appear genuine. Schools are a great place to start marketing. Take some school supplies to an elementary school with your logo on them. Teachers are a great resource for referrals too!

My advice is fo find a place to live and work for the next 20 - 30 years and establish yourself in the community.  Start doing Open Houses, Door Knocking, Cold Calling & Networking.  Become the Local Expert.

It is one of the best ways to get to know your neighbors organically around a shared activity that improves the neighborhood. I wrote a blog post on it with all the deatils. Good luck!  This is really exciting. It's like you get to reinvent yourself.

Wow! Just want to say thank you for all the great advice and suggestions. I guess I never realized how compacent I had become in my other market area. Think it will be good to get out of my comfort zone and also  a little scary. Thank you all again. Sometimes you just need a little push.
