always best to have a buyer's agent show your listings.... we prefer to cooperate with buyer agents....it's a clean deal with everyone having proper representation.... we are listing agents and will always represent the seller....no dual agency...ever....

I market to buyer agents and to buyers.... in many of my coming soon posts, I direct the post to buyer agents and advise buyers to alert their agents and begin their due diligence.... 

homeowners appreciate that.... other potential sellers ARE WATCHING!!!!! DON'T THINK THEY ARE NOT.

I do both, I've never considered only focusing on one group vs. the other. Although I market the property differently to agents...ergo: no fluff.

I think it's both actually as you want the agent to show your listing when they are picking things out for the buyer. Find a buyer direct with advertising. 

I will say that's why I don't do broker opens, you have a buyer, show up & I'll mail you a sandwich (gift card).

Which is doing the best for your seller? because that is your main goal, your personal efforts to find a buyer yourself needs to take a back seat in the efforts to do what is best for your seller

I do both Peter because doing only one or the other limits getting a property under contract and SOLD is the goal.

Luckily I can do both without issue, ideally I'd want to market to both. If I had to answer 1 or the other, I think putting it on MLS is what gets the biggest draw so "market to Agents".

Use of MLS somewhat confirms the first question Peter. And although it doesn't happen as frequently as it once did my efforts strive to capture both sides of the transaction. Having listings is always the best way to find Buyers therefore marketing is considered two-fold in that regard.

If there are very limited inventory buyers only approach listing agents to have an edge. If there are more properties on the market listing agent needs the help from other agents to bring in offers.

You do what it takes to get it sold.
