I stopped trying to persuade people to move here a long time ago. There is not enough money in being a tour guide. If they have not already decided to make the change then they are back burner. The agents i know who love acting like tour guides don't really make much money.

Interesting question that evokes good discussion. There is no substitute for actual first-hand experience i.e. visiting the area, seeing/hearing sights and sounds and even watching the coming and goings on as well as speaking with the neighbors. I always notice cars, lawns and pride of ownership plus street conditions and landscaping. Noise and privacy is a big issue also

I am a member of the Charlotte Chamber of Commerce and they provide a fabulous packet for newcomers to the area. I tweak that packet a bit and put the information in a nice package for them. I just got out of a Closing for a relocation client and we sat in the attorney's conference room for quite awhile and I took that opportunity to ask what else they would like to see in the packet!

my wife "also broker" put together a great package that includes information about a new comers club, local "things to do and see", discounts for retirees given by businesses in the area and a government package for tax discounts for the various counties we serve.

What we do for fun, here's our library, hospital, farmers market... be the local cub reporter and produce helpful blog posts that introduce the online buyer to the area like the local native you are... ZRT can not do that... they don't live, work and play in your hometown.
