I do not know about unique, but in an industry where many are choosing discount service and big companies are offering less service, i am offering more. I think it is easier to find a buyer than get a sale to close some weeks. By staying on top of things, the sale is mostly likely to close. The seller is most likely to be happy and they are more likely to refer everyone they know to me

There is nothing truly "unique" in this industry... we can all do the same things if we are willing to spend the time and the money to do it for our clients. What I say is unique about my marketing is that what I tell my clients I will do, I actually do and I'm willing to spend the time and money to do... something many agents are not willing to do.

We have a 36 point marketing plan we use for our listings which our vas do for us. My company does listing marketing for agents all over. It is our most popular order we get. I have a list of over 78 things they are trained to do for listings. 

We tell sellers that we put their property in front of the most qualifed buyers on the internet. We prove what we do with screenshots. They love it. 

Our special ingredient is creating house stories that engage the reader and that the sellers love. 

As long as people have imaginations, study human behavior and look for new ways to connect through marketing--- there will always be unique marketing ideas in listing marketing.

I don't know that I'd have to be a unique marketer to get a home sold because the MLS along with my websites & social  media do it for me all ready. I always said that the most expensive, elaborate or far-fetched marketing is being done because you are selling a dog and you need gimmicks to sell it.

Unique?  Most agents in my market will take cell phone photos. All six of them get put into the MLS and that constitutes their marketing.  Anything other than that, and I do not tale cell phone photos, could be considered unique.
