Oh yes, every price range BELOW $450K in every area of the Charotte Metro region have exceeded the '04 - '05 market. $450K is 'luxury' in my market.

Peter ~ Here on the Virginia side of the Potomac River, detached & town houses in close in areas like Arlington County & Alexandria City are above the prices of the peak.  However, condominiums are still below the peak levels; I think mainly because we converted & built so many units to feed the mania back then and prices soared so freaking high back then because of all the Newbie investors that drove the market... condos were cheap enough for the shallow pocketed investors that hopped into the market, as compared to single family and town homes.

Our general market peaked last June at record highs in most cities around the San Francisco Bay Area. It moved down a little in price, up in inventory and DOM. Now, buyers and sellers are trying to figure out who has the strongest will not to do anything. Buyers are on the sidelines. Sellers still want high prices. The market is moving up SLOWLY while everyone is confused.

Overall, we are exceeding 2005-2006 and depending on price range ... under $275,000 (Seller's Market) ... over $300,000 (Buyer's Markets) however, there are always those exceptions.

Measurably above the price points of 04-05.

Feeling buyer reluctance on 2nd home investment especially in the above 2 mil market so the observable is a growing DOM. But they DO sell. Onwers are telling the 'REDUCE THE PRICE' agent to go pound sand

CONDOs. Here in my slice of paradise, the condo buyer is the price sensitive retiree escaping the lands of the frozen chosen..  Still strong demand but prices have certainly flattened at above 94-05 levels.

Most markets in my area are seeing a correction.  Days on market increasing. Price reductions. Homes that are priced right are still selling in short order.

Prices are still very high in my area, for several years now. Here are there we see  price drops, but affordability is still a huge issue. LA County still has a dozen or more of the nation’s most expensive zip codes.

I'm not sure we are anywhere close to a peak in my market Peter. But we do see consistent equity/value appreciation and our inventory is below 'normal' numbers, i.e. short supply....

This year is sure an interesting year.

Yes, and exceeded in most areas and price points. We never had the bubble. We were slow to move into the recessions and quick to move out. Some people definitely lost money but, for most it wasn't at the level of other states.

06 to 07 was the peak here and we declined until 12, flat until 17 and no we are not peak price again and frankly years away from it.  Not at the building level either.  We have a decent amount of contract construction, but not any spec homes to speak of
