I do not. Everyone (inspectors and appraisers) can gain access with our Supra lockboxes. They go through ShowingTime to schedule so, I know when to meet the appraisers at the house. It allows the buyers' agent to bring the buyer back through for other inspections as well.

Stays on through close of escrow. Deal might fall out number one. Buyer's agent will need access to the house for inspections, etc. No reason not to and many reasons to. I also believe we have an association or MLS rule that requires it.

No...we don't because there is still an inspection...may be other inspections from others ie foundation, plumbing etc. In our market the lock box is typically returned to us at closing by the selling agent who will also need it at the final walk thru.

I leave it up until the morning of the closing, buyers will still need to get in for their final walk through along with inspectors and appraisers before then.

I don't remove until closing. The appraiser and inspector are two reasons. A third is that I don't want to have to go reinstall it if the sale falls through due to financing.

I leave it on until we're closed.  As others have said, it's needed to gain access for inspections, possible repairs, final walkthrough. 

We use SentriLock boxes and I really like the ability to provide a one day code for access as needed.

Because we're in a largely rural area, sometimes the buyers' agent will request me to leave it on so that the buyer, by use of a one-day code, can get the keys from the box after closing.

Meanwhile, as a full service agent, no showings or visits take place without me being present. It is important the LISTING agent is the gatekeeper, not SuPRA or the association.

The electronic lockboxes we use are necessary to be on site until the day of closing and the selling agent retrieves the key to pass to the buyer. All other ancillary services can access the box as necessary prior to that time. Due to the geographical area we service and inacccurate scchedules of professionals, we cannot sit and wait for these people to appear, although we are present for inspections.

It really does depend.  Not all transactions or situations are equal.  Contingencies exist.  Preferences of the seller too.  And of course, things can happen.  Maybe a back-up offer is in the place and perhaps there isn't one.  The reasons why or why not things occur are endless.

Not until closing - in our contracts the seller's are granting the buyer permission to access the home for what ever inspections they wish, that's not to say that appointments don't need to be made (the showing instructions are still followed). Thus the box stays on to allow access during the closing process. And after closing, it's a handy way for the buyer's agent to get the keys. The seller leaves their keys and clickers on the kitchen counter or in a drawer - the buyer's agent meets them at the house and open the box and gives them they key. I get an email from Supra that the box has been opened and go get it once that is done. No running around town delivering keys to buyer's agents.

No. The appraiser and inspector have access when they schedule. Also, the buyer will come back for a final walk through and sometimes for another view or to measure.

The key box is not removed until the day of closing:

1. Inspectors need to get in (and our top inspectors here have supra access).

2. Appraisers need to get in. Appraisers can't go until they've cleared it with me so I can meet them even if box is still on the door.

3. Buyer agents need access for their clients for inspections and to do a final walk-through.

It is a nightmare when an agent removes the lockbox prematurely. We had a listing agent do that and wires got crossed and the appraiser had to come back another time to get in. That cost the seller $20k. Home inpectors don't like getting jerked around either.

Unless requested to I do not- we still have the appraisal & the final walk through to do. It was requested that I remove the box once. A lady going through a bad divorce & felt scared the ex might return & break+enter.

I usually leave the lockbox, but since we have electronic lockboxes I program a Call Before Showing (CBS) code into the box. Then anyone wanting to enter has to call me for authorization before they can open the box.

I do like to meet the appraiser, but mostly because I want to schmooze them.

Typically the box and the key are left attached to the property until recording. This also depends on what the owner wants, if the property is occupied, whether all deadlines have passed-including final walk-through.

When I listed I would take off the Supra and then put a combo box where it  couldn't be obvious, This facilitates inspections, etc .

All great answers to leave the lockbox on until day of closing. I have taken a few off in the past only to have to re-install them since the Buyers financing fell through after everyone was sooo sure it was a done deal. Not done until the check clears. Leave it on, but maybe relocate it from the front door if the Seller is persistent in wanting it gone. It does serve a purpose.

If the house is vacant, I will likely leave it on. Buyer's agent needs access for inspections. When I make an appointment with the appraiser, I may remove it prior to the meeting so the appraiser has to meet with me. The key box stays until COE in most cases so the buyer's agent can extract the key and present it to the new owner.

Rarily to never. Question of being practical. My practice is way too busy to attend to every access to a listing. Our lockboxes have a unique feature called CBS (call before showing) which is an an additional code you can add that anyone would have to call me individually for it in order to use the lockbox, in the event that would want to 'limit' or 'control' access.

Some sellers do request this, but have to let them know the buyers may want to revisit to measure, bring contractors, etc.   Definitely not until after the inspection.
