The uncertainty of the equities markets may be fueling the uneasiness and cause many a seller to pull their investments out of long term holds.  Seeing some movement, but it still remains a strong sellers' market in San Diego, of course, depending on the price point.

It depends on the property and the area.  I just had a listing that had 7 offers and sold for over asking. I also have a condo that has been on the market for a long time with a few price reductions.  Both are in San Jose. That said, I do see an overall shift ... the market is not crazy hot like it was a year ago.

Markets are cyclical and always changing. If people are staying put, it could have something to do with their perception of the political climate.

It's slower than last Spring or Summer but noce looking homes are still selling.  They don't sell in hours but a few days. It's still a seller's market.

April home sales were down nationally, despite lower mortgage interest rates. I don't think it's indicative of impending doom. Locally I see a healthy market with some predictable leveling off.

Multiple offers have perhaps slowed "a little" here but our inventory is still very low at less than 1.7 months of inventory, prices still climbing and median Days on Market at 8 days. We are still in a strong seller's market.

We continue to have multiple Offers on under $300K properties but, they are fewer and farther between. Still low inventory but, with fewer bidding wars, that tells me there are fewer buyers out there to absorb the inventory.

Price, condition and location plays a big part in any market. There are still affordable re-sale homes for 1st time homebuyers, many others consider building over buying an existing home. Haven't been in a multi-offer transaction in a good while Richie.

It depends on location and price range. The first time homes in certain areas are flying off the shelves.  I've got a darling AR referred couple looking for their first home and as of now I've got 6 possiblities. All the rest are under contract.  And they're all good choices but brand new to market.

Our market shift began last June. We have seen prices soften; longer DOM; buyers can offer under list; buyers can negotiate. Yet...prices, which tended downward for several months, are now slowly inching upwards. It is a confusing market. Many sellers are on the sidelines.

Low inventory (1.5 months) but still the average dom is 45-50. What I wanted to do was actually check the upper prices here (400K+) & see if they have slowed down. I don't think that we've had a crazy spring market here at all.

If your house is nice it is still going to sell right away. Last listing was 22 showings or so before an offer. Should have happened before that IMHO.

Nope... when the months worth of inventory stands at barely 2 months and inventory isn't increasing appreciably and home prices keep increasing because of lack of inventory, I don't see it as a shift to even a balanced market as yet.

Yes, everyone is saying that it is coming, I personally do not see such in here, every listing that priced at a market value gets multiple offers since the inventory is still low.

Hi Richie - definitely seeing this across multiple markets.  Move-in ready, like-new properties that are priced well are still seeing immense competition, but properties need to be in great shape and priced well, or yes, they're seeing longer DOM and more of a normal turntime

Houston area has seen a definite slow down of the multiple top dollar offer scenarios - even in the sub 200K market. But houses are still selling.

My take is a 'Normal Market' is one which one is always passing through to a different market.  It is like pointing at where a dolphin jumped. Not exactly sure where, but trust that it actually happened but definitely not observable at the moment, but always reported/seen as an event that has passed.

What I SEE is streets lined with the 'pick 'em up trucks" of contractors. Lack of affordable or desirable housing has compelled so many to fix it instead of moving out.

It is possible, that in the back of every bodies mind is the consequences of a trade war means one must stop spending, build up the survival stores, prepare for a disruption in the economy and employment and hold the line until someone blinks.

Smart phone sales diminishing. Share car stocks ipo, chip companies. Many local Asian technology companies being restricted to do business in America. Crazy rocket boring man can not deliver good technology into the effect.  I suspect there will be a slowing in hiring and more firing result in a lull.  That translates to a slow down in housing industry.
