The agent's role - to know what forms to use for the given situation and how to fill them out properly and make sure they are fully signed and dated and in WA State make sure there's a full unabbreviated legal description attached. That's it for preperation of the contract. It's a bonus if the agent truly understands what the contract says and helps their buyer client understand it as well.

It depends on where you practice real estate. In SC we fill in and add pre-approved verbiage if needed, obtain signatures and initials, explain the "What, when, and how" of the contract, and explain before they sign that if they have any questions they need to talk to an attorney before signing. Be sure you know the procedure for your state so you don't end up crossing into the attorney's side of things!
