Unless someone has let me know in advance that an offer is coming, my phone is turned off at 7:00pm. I don't do business after 7:00 pm unless I'm negotiating or unless someone has made an appointment in advance to speak with me. By the same token, I don't believe any one has ever kept me going much past 9pm on a negotiation.

8:00 pm...I tell my 500+ agents only mistakes and buyer/seller withdrawals happen after that...as well as wine/beer may play a role to at least one party which is never a good thing...lastly Banks are not open to deposit escrow so let's stop this foolishness of working after 8:00 pm....and bring our industry back as Professionals and not Amateurs...and desperadoes..

If it's worth doing is worth scheduling. Chain jerks are never scheduled.

My friends know the answer to this. If my phone isn't shut off at 7, just pretend it is cuz I'm not going to answer. Three exceptions.💖

As far as agents are concerned, I'm a commercial real estate office and my office hours are 8 a.m. to 4 p.m. Pacific time. For clients without boundary issues, I will take a call at 6:30 or 7 am. They know this. They also know that I will not take a call at 6:30 or 7 pm.

If an agent wants to call or text me late, they can but my phone will be silent.

And I will be happy to text them back at 5 a.m. so that when they wake up they will have the answer information that they seek. Hopefully they have their phone muted as well. 😈😇

On a Sunday it's around 6pm or so. M-F it's 7pm. It's the old, old days where agents want to 'hammer it out' into the wee hours of the evening. They can do it without me.

when I was actively working in real estate, I would shut it all down after 10:00pm.... and I would let the other agent know UP FRONT THAT if he/she wants a deal, make it happen before 10:00pm!!!

Depends on what type business we're talking about... if I am negotiating  a deal I take/respond to pretty late calls & texts, 10, 10:30 no problem. If a client needs me & I'm awake they'll get a response. Most others requests can wait til the next morning.

For contracts that do not specifically limit the time to 5:00PM as the end of the business day, unfortunately midnight is midnight. I limit responses to 5:00PM unless there are special circumstances.

When in the business/deal mode, it is not over until it is and constant communications are vital. Agents are hired to get results therefore, holidays, sickness, excuses and delays are not allowed to the serious business person. I wonder how many clients/principals would love to hire "that" type of agent

Most nights it is 9pm. However like last night, we negotiated to almost 11pm and were so close i did not want to stop. i wanted it to work. AND some patience and good communication worked and got it under contract.

depends on what client schedule is like.  I've had buyers/sellers that work nights and I of course will deal with them late into the evening. There are other clients I won't call until morning if it's after 2 pm  My hours are flexible, I put the clients schedule ahead of my own.
