It's unfortunate and inconsiderate. Worthy of a phone call to the showing agent. Perhaps "No soup for you!" but it's one of the risks of having a property on the market for sale. Move on. Leave the bad behavior behind.

I find education on professional is lacking with some agents. If I pull up on a property with clients and they are not interested in the house we either:

1. Skip if it's vacant and I give feedback to the agent regarding why

2. We have a short showing so that we can give feedback and cause the least inconvenience to the seller.

 

Maybe call the agent and ask why? I've had a family emergency before and forgotten to cancel a showing. We are but human after all.

I have been in the same place.  I had a 1.6M dollar home listed and the homeowners wanted me to be present for every showing.  Another agent made an appointment and got it confirmed and I was waiting for her at the house.  After 30 minutes I called to ask her if she was on the way.  She said, "I drove by the home and the buyer did not like the house from outside and did not want to come in so we left."  

She had been practicing real estate for only 3 years and very inexperienced.

I have Showing Time call them and ask them where they are. If I don't get a satisfactory response, a diplomatically, strongly worded email goes to that agent.

Yes indeed. Last time I called that person back she snapped at me that the property was vacant so who cares. Well, it wasn't vacant & the seller schlepped the kids & dog out of the house.

I don't know what's the situation when people do this.

Call the Agent & tell them. It doesn't help you, your client or anyone in the future though because some agents just suck. It takes 30 seconds to make a call & advise the seller's side. Unless they were in a ditch on the side of the road there is no excuse to not call.

I would call and find out what happened. Sometime there are good reasons, sometimes not. I warn sellers in advance this kind of thing might happen, along with buyers/agents being early or late.

I agree its so frustrating, I try to confirm all my appointments 30 mins prior or at least before I head out to the property. 

A short text to the agent letting them know your on your way and will see them there; you could ask them to confirm that they are on their way.   This will at least generate a response even if its one that says they wont make it.

 however  they don't show up and their clients are there without them I will of course show the property after all I don't want my seller's to miss an opportunity. I try not let them feel any awkwardness, who knows you might win them over.  I've had this happen a few times, when the client was also frustrated with the agent not showing up and dropped them.

  I will then immediately contact the agent after the showing and let them know I showed their client.   I will ask if they were all right, I try not to assume they had bad intentions.  Sometimes unexpected things show up out of their control; family emergencies, accident etc,

I no showed one time in my career and I did not call.  My excuse I was broadsided by a woman who ran a stop sign and ended up in the emergency room.  Before they wheeled me into x-ray and called my family I requested someone call my client and the agent that was meeting me at the property.

That was an excuse for sure, but my concern was for them and not me.  I’d never not show up or call.

I've learned the hardway to confirm before I leave for the showing. If I'm already there I assume they're running late so I call or text letting them know I'm there waiting. It's annoying to say the least but I usually give them the benefit of the doubt.
