It depends on the market conditions.  It's not a good strategy for buyers to think they will get a second chance because most times it just doesn't happen.  Make the first offer memorable for the right reason.

If it's a bidding war, it's typically a one-and-done.

Otherwise, it may take a couple or three back-and-forths but, it's those must-have-the-last-word clients/agents that drive you to drink!

Sometimes zero times and sometimes it goes back and forth  four or five times. It really depends on the transaction and the buyers and sellers.

Depends, some properties we have must sell at the asking price (short sale is approved at asking price), just had one like this and there is no negotiation. Sometimes buyer wants to offer less and after submitting the original offer it may go back to them 2, 3 times.

As many as it takes. But honestly, usually after the 1st counter if we are anywhere close I call the agent and see if we can come to terms. This way the 2nd counter is right on target and hopefully accepted.

The lower the inventory the less back & forth. I would say 3-4 is the norm. I had one last year that just wouldn't give up & then lost in a multiple offer & wondered why.

There's no normal. The best deals were well written in the first place, necessitating only clarification and minor adjustments.

Millennials love to grind, though, trying for just one more this and one more that. They're like little Columbos!

The last deal that I put together had 4 and it should have only had one because the tenant should have read the lease through every time he said he did. But he kept finding new stuff.

This is where I actually prefer lawyers! They may red line everything in the deal, but they'll only do it once.

I'd guess that about 20 t0 30% of the time the original offer is accepted. About 40% on one counter, 20% to 30%  two back and forths and the balance as many as it takes. As Joseph Domino 480-390-6011 mentioned - a little communication helps shorten thing up a bit.

I feel it’s completely up to the buyer and they insistence on purchasing the property. I’ve never gone back twice with a different offer. I live and sell in an area that is pretty competitive and deals in majority cash transactions. When it comes down to petty, stubborn terms in counter offers my buyers normally will choose another property.

as few rounds as possible.... the longer it takes to agree upon price and terms, the less likely it is to go together.... people get frutstrated and then pissed.

I provide them information and possible scenarios/results of various strategies; they ultimately make the decision which I make happen. Some want to low ball the first offer.  If so, I really encourage to make the first counter strong.  The longer counters go back and forth, the more likely one party is going to walk away.
