Some have, some have not, some have probably heard "Fish Stories" about how someone sold their house themselves in a day when real estate agents were taking months to sell. Or they see $$$ believing that they will sell for every bit as much or more and keep the Listing commission. Which they might but the statistics don't support that.
The vast majority of FSBOs either give up entirely, sell it but to a buyer with an agent that the seller ends up paying, sell it to a flipper or other 70 cents on the dollar buyer, the rest (most of them end up listing the house) but run into other problems then as their house may have become Shop Worn. But its like gambling the belief in Easy Money is very tempting.

Most think it is a simple process until they try going it alone. This is why the NAR stats say only 10% of FSBO's are truly successful from start to finish with out any help at all. 90% wind up using a REALTOR / professional one way or another.

Sometimes. Sometimes they aren't netting enough to pay commissions. And sometimes they just think that they can do it just as well as some agents, and actually, many FSBO's do accomplish the sale on their own just as well as some agents.

Selling a home to an average type person who uses the garage sale concept appears as a can-do. When you add Internet help to it, it encourages it more. Lastly, they know if they get in trouble, they can summon help. While this thinking is allowed it only goes so far. THINK: medical, CPA & legal fields too

Actually the buyers profession has been somewhat on hold in tech & information savvy areas for some time. On the listing side, for $500+ a home seller can get a mls listing do their marketing, lock box rental limited contract review liability for selling homes. We have FSBO signs with 3 no realtors signs outside the house. A week later, pending rider on the post. It only takes a disruptive idea to get rid of any profession these days.

Maybe, or they're just ignorant to what a great agent can do for them.

Most FSBO's throwaway up 13% of their sales price to save 6% commission.

I have wondered that and certainly think that could be a reason. I think some just don't know the value a Realtor brings to the table and wants to save the money. Some hear about friends who did it and want to try it too. I think there are multiple reasons. Money is a big driver.

They may have no experience at all with any agent.

They just don't see the value.

And they are correct in the current real estate economy.

Ask any agent what value they bring into a transaction and 99% of what they say is self imposed real estate agent goobly-gook.

No one likes goo.

FSBO's are people and not aliens or androids. Often out of frustration for an over priced and under marketed property that lingers through the years and a seller hollering "NEXT" they take the controls. And learn it is harder than it looks. And that the agent taking those over priced listings from a seller hollering "I'm not going to give it away" when the property owner won't listen to the results of their CMA was right. Ignore the current real estate market value and you are parked at your current address for a L-O-N-G time. The FSBO "bad experience" I think can be because the agent, one after another took the over priced from the over bearing seller and should have smiled, packed up, moved on to something they could hope to sell.

Not necessarily. Most FSBO's are grossly overpriced, owners want to save money and control all terms and conditions.

Before I became an agent Will, I bought a FSBO and was in litigation for 8 years because the seller blatantly lied, putting an unlawful lien on the house after closing because I did not give her money outside of closing. There is a reason it comes with the warning: BUYER BEWARE!!!

Customized Choices for your Real Estate Needs

FSBO's do not perceive the value of the commission payment.  Price is a value perception, not a dollar/percentage amount. The real estate industry high risk/high reward commission compensation system (for the agent/brokerage) has been around for a LONG time.  And the industry is trying hard to keep it even longer.  There are a number of entities trying to change the real estate compensation system by lowering the cost to the consumer.  Henry Ford said customers could have any color of Model T they wanted as long as it was black.  FSBO's are not looking for a black Model T.  FSBO's are looking for choices to meet their needs, not the legacy real estate commission model. Choices are available, such as flat fee listings, hourly fee for services, real estate consulting or specialized packages to meet client specific requirements.  All of these choices provide reduced costs to the consumer.  If the real estate industry was in the business of feeding people, consumers could cook/eat at home or go to an expensive 7-course restaurant.  Consumers want choices where they can select the value they perceive for the services received.

Not always! Most of the time you can make a link in personality type between FSBO types and do it yourself types. Usually DIY people are all about saving money and being creative. They also hate being taken advantage of. I think these thing (and more) make people take the FSBO rout! These are usually very confident and knowledgeable people. The problem is they don’t know everything and usually end up with the short end of the stick trying to save a couple dollars!

Will, that could very well be true. However, there are two primary components of a FSBO, mental & physical. Mental is their psycolological state. Is there common sense & stability? Physical is the condition of the home. Has it been taken care of? Or are there some deficiencies or hidden defects.

It takes a pro to determine that............

The FSBOs I have talked with come in many varieties. A very few had a bad experience with an agent. So they think they can do better on their own.

But most simply want to save the commission for themselves. They think selling a home is a simple process. Put a hardly readable sign in the yard and the buyers will flock to the property.
