This question has been asked many times before and lots of great answers.
I give gifts usually not at closing but for other reasons. I recently sent a seller a gift card for ice cream because she was stressed out and needed something sweet. 💜
At closing, the vendors that helped us get gifts. Always the title company.

Yes, Indeed I do. I give them the keys to their new home. I also provide them with exceptional service all through the transaction and I am there for them well past the closing.
I'd estimate, 80% or better of the time my clients give me a gift.

I prefer a genuine thank you and keep the gifting for a more genuine time than a time when it may seem obligatory.

I do not give them a gift. When I went to the dentist this morning, he did not give me a gift when I paid my bill. I understand it being part of marketing and leaving a tangible reminder, it is just is not for me.

Always! My favorite gifts are Cutco knives. You can engrave them with your name/logo (which makes them "advertising" and not subject to "gift" tax deductions). Clients never throw them away (they literally use them every day), and thus, never forget your name.
Extremely high quality merchandise, which I prefer to associate myself with when trying to leave a lasting impression. Feel free to CLICK HERE to visit the website of the Rep that I use. I don't get any kickbacks whatsoever...I just like promoting people/professionals who do their job at a high level.
Feel free to contact me directly if you have any questions.

Usually. I have a couple items that have my logo (cheese knife, mug, etc.) and a local basket company puts together a beautiful basket with a cheese board and some snacks. People seem to like it. The items with my logo are considered marketing pieces and the cost of the basket keeps me within the "gift" amount allowed by IRS.

Yes they get great service from me and the ability to move in or onto their next chapter... On this very emotionally significant day, they do also get a token of celebration. The exact gift differs from client to client; I try to listen throughout the course of our time together and get something suitable to their lifestyle.

I do but, it's not given to them at Closing - sometimes it's at the walk-through, other times, it's after they are settled. I don't give the same thing though - it varies, based upon the client.
Last week I gave deck chairs and a large plant, champagne & wine glasses to a buyer who bought a home at the lake. This week, a seller who was moving out of state received a painting of their lovely home as a keepsake.

Yep. I want to be part of their conversation occasionally. And when they have guests I want to make it hard to be kept out of the conversation.
If they are people who makes things with their hands, adventurers, free spirits, athletes or new-bobs from Pa, there is a gift appropriate that is subliminal and uniquely present for each one.
For example, a new-bob will love my canoe adventure on the weekie Watchie.
The adventurer will want to demonstrate to their guests how vinegar and/or olive oil are most delightful over ice-cream.......if they do it the way I showed and use the ingredients in the closing gift.

Esther, it's client by client. I just had one of my listings sell where I was a dual agent. For my seller, I sent an electrician in from my electrical company to make electrical repairs. For the buyer, I gave some company swag with a gift card to a local favorite restaurant. It blessed the buyer and helps the local business do better. Everyone wins.
