You should always look out for red flags... ALL of them and there is no shortage someone could easily write a whole book on the various problems, issues, scams etc.
Pay particular attention and watch out for Nigerian Princes.

Out of area buyer makes offer wants to add "assigns" to the offer. Buyer never comes to see the property. Buyer has all cash in account in Democratic Republic of Congo and Belarius. Buyer refuses to show ID. Facts don't match up with things the buyer said. Seller is unavailable and another party negotiates on their behalf while the seller is "away." Flipping for profit- inflating value of sale in a tract to record comps for cash out refinances. Large cash out refinances repeating with new owners in cycles. FRaud alerts on credit reports.
