The listing agent had put the word out that it was coming on the market. A buyer's agent had a contract written with all required paperwork ready to go. They immediately submitted it and went to view the home. The asset manager was available to accept the offer. I also suspect that the agent that pended it in MLS did not yet have the signed paperwork from the seller but the offer has been accepted verbally.
That's one scenario. I know with OREOS I've worked on, while preparing the property pre-market, bank would direct calls to us from agents who knew a neighbor and did a little research.

Back in the 1980's FmHA foreclosures used to hit the market two and three at a time on the same day. It was first in with the paperwork got the sale so just knew which ones were getting close in your gut instincts. Line up your buyers and prepare them to drop everything when you get the call and be ready to tour, put in the contract ASAP. It was a race and a kick to get all three or however many came on the market and to do it by 5pm when the USDA closed. Or to camp out for the next day to be the first when the office opened to get it under contract. You studied home coming up like a police stake out... you noticed when lock box came on front or side door and alerted your buyer to be on red alert... we are getting close. The successful buyer often it fixed up, we flipped the home and waited for the next one. It was all before "flip this home", long before the 3 word term became a Hollywood reality show series.

EASY... I list and sell bank owned property and it is common for this to happen. When i get assigned the listing, it is a good 30 to even 60 days before they set a price. During the time it is cleaned out and the bank makes sure there is clean title, i bring my cash buyers through. I let them do their due diligence, get their estimates and be ready when the bank sets a price. So say 2 months from now the bank sets their price, my cash buyers know to come in with their highest and best cash offer with no contingencies. Offers all get uploaded at the same time and the bank accepts one within the hour. Therefore the bank is happy, the asset manager is happy, the home will close in 7 days and i will be assigned a new REO listing.
