Facebook/Instagram - I've been selling new listings like hotcakes by boosting my open house events there. I used to boost the listings but, couldn't 'prove' the value of it and stopped.

Now, I only pay for open house ads. When they come through an open house, that's one of our questions - "How did you hear about our open house?"

if you're a listing agent, it's pennies....no limit to the amount of listings.... gets Google juice... syndication.... love it.

I don't pay to advertise my listings... they seem to sell well enough without paid ads. Sorry, can't tell you which sites are best or most cost-effective.

Facebook seems to be the best bang for the buck right now. You can advertise a listing on your page for free. But if you want additional exposure you can boost the post. You can boost for as little as a few dollars and narrow the scope to your state or city. You can specify a target audience, so the ad becomes more effective. I recently did one that sent several thousand impressions and received several hundred click throughs for about $15.

Aside from MLS syndication, which is massive in my area, I am with Barbara Todaro - Realbird listing syndication and all the other goodies we get are the best bang for marketing dollars.

In my neck of the woods, I'd skip homesnap and adwerks.  Facebook and instagram may be of use, but every time I've advertised or boosted a post about an open house there has been zero ROI from it.

 

Personally, given how facebook has been advocating for a worldwide censorship of free speech, in direct conflict with our First Amendment, I would not be giving them or any of their companies (like instagram) any money.  But that's my two cents.  I hardly even go on the site now.

When I advertise listings, I always do it via Facebook. The cost is incredibly low and I often get new biz as an added benefit.

I used to post to all social media STARTING HERE Ellen Evensen . I have not found that "paying" to be on social media is effective. BTW are you using RainBird? I wouldn't consider it Social Media but it was effective for me when I was active.

Homesnap has been sending me emails wanting $400.00+ to advertise for me on google, instgram, gmail, waze etc.  I wouldn't rush to advertise on any of them. You can set a budget for each campaign. If you start with homesnap, they will advertise on the others for you.

In our area, we sent to all agents an eFlyer by distance. Like $50 within 15 miles radius to 20,000 realtors  or the entire SFBA contacted 100,000 agents for a few $100 bucks.

Facebook links to Instagram if you set it up and the cost is whatever you set.  I typically do a add with a radius and demographic search which is very cost effective.

What is the outcome you are expecting?

If your goal is for more ppl to see the listing data, then all you need do is some local market research. That a GREAT purpose for an open house. After asking about how they found out about this open house,

Ask visitors what they use and where they go to find houses for sale.

You can tell us all later how many respond, 'Social Media."

Now, there is another side to this exercise. The collateral of having a listing is essential to cultivating more NEW business. With this understanding. social media is very effective in exhibiting your incredible insight and interpretation of market data in a manner relevant to the SM reader.

With that understanding I suggest the only advertising an agent needs to do in on Facebook.

I do not know what Cost Prohibitive means?  That is subjective until you actually provide objective measure.

MLS has always come through for me. Then, the others piggy-backed on their own. Now, Zillow works/co-ops with the MLS in many areas. Don't need anything else plus why would a social site promote Real Estate is my thinking

Get a short video ( less than a minute) with a narrative and boost on your Facebook business page, share it for free on Linkedin, and Instagram. then when you have open house share 25 second videos of you preparing the open house

Best without being cost prohibitive would be to set up your own... realtor data base.. grow it... use it. I have a premiere data base of agents & investors that I directly promote to in the Northern Virginia region and it gets great results for my home seller clients.
