If it's complicated I would create a floor plan and include that as one of the photos

If you use room sizes because your MLS requires these fields to be filled be sure to disclose the floorplan in detail in the comments section.

I just listed something similar. I describe as open concept and measured each room such as living room, dining room and kitchen as well as family room all open but have furniture set to each that breaks them up into their spaces. I pretend there are walls and measure from those spots

Andrew Mooers | 207.532.6573 I had one just a couple of years ago that was just as you described this one. I did measure out area's and took a lot of pictures. Always said Living area is open to Dining area AND Kitchen... etc.

Try to be clear in how you spell it out. I will list each room under "Rooms". Then in the description give every space it's fair due. I like to highlight each room's features & I'd dedicate atleast 1 sentence to each room. Do not double or triple up 2, 3 rooms in one sentence.  I make a list of what each room offers when I walk through the 1st time. Then I carefully put together the remarks highlighting each space. 

Open flowing Dining, Livingroom, kitchen, den with a total square footage of ___!

I measure each section individually. We have a lot of open floor plans but each section has its own particular usage.

Andy, no one reads anymore....they look at pictures.... "the eye buys" and this unique floor plan will be eye catching with a 3D virtual tour inside and drone photography outside.... 

MAKE THEM CALL YOU TO SEE IT... it also demand open house events OFTEN.... especially for buyer agents... an agent open house luncheon and they will all be there....

and the open house events for potential buyers...every weekend...

I provide as much detailed descriptive information as the system allows. I have my homes measured and drawn professionally. The floor plan is uploaded as a photo and people can see the dimensions.

Our MLS does not accommodate room measurements. It does accommodate 40 photos. We can also province extensive narrative in the comments and populate website such a Zillow and others with 3D tours.

I would include a floor plan in addition to the written description. photos and other media if appropriate.  

Simple.  Our MLS doesn't have a "total number of rooms" field.  We have fields for bedrooms and bathrooms.  It also never had fields for room measurements.  The neighboring board did for many years, even made it mandatory, until common sense prevailed and they saw the liability in that.

Pictures and floor plans work best.

I would count the rooms. My MLS does not require room measurements. Even though people tend not to read I would describe it and provide lots of photos from various angles. 

Your photographs will tell the story.

You have to separate the rooms or the size will not match to your description. I'm not really sure where you are going. As with a MBR & a sitting room, we put the size of each but they are not necessary 'marked off'.

I think it is approprite to describe each "living area" and count each as a room. 

I would write copy to encourage showings. Less is more in this situation.

I assign the room names in the MLS data as well as the photos - open space or night. Each space is a designated space - kitchen, breakfast area, family room - even though it's a single open space.
