There is often a misconception that "closing" is when documents are signed AND keys are exchanged. What most people refer as "going to closing" is really a signing of documents by all parties.
Actual "closing" can take place anywhere from a few hours to a couple of days after signing documents. Once the documents are signed, the proper distribution of money must be completed and the deed to the home recorded before legal ownership is transferred and the keys are exchanged.

The sellers signs some papers, if there is a mortgage the buyer signs more papers. If there is a mortgage the closing agent will send all the documents to the underwriter, the underwriter will review, and if all is in order will release funds. If there is equite the sellers gets a check, if not they bring money to closing. Agents get paid. And in most cases the buyer and seller never hear from their agent again.
