I second what Carol Williams said. And the need to ask this question says to me that those who ask it have missed the point of fiduciary duties.

The one I see violated most often is when an agent fails to get a buyers agency signed then goes on to act like they are representing the buyer, creating an implied agency, while they are officially working for the seller.

A fiduciary duty is an obligation to act in the best interest of another party so representing the best interests of the client would be the most important.

I believe the definition of fiduciary can not be broken down into 1 specific action - but always act in the best interest of the client carries the basic intent of the term.

Their are many branches to the fiduciary tree as well as roots. Credibility, honesty, discipline, being knowledgeable, personal skills bank, professional care, fairness, and so much more. Being true to the self & others is the standard....Take away all law, regulations and codes and one thing stands out: Treat others as you would want to be treated...this never fails

The most important one is for agents to KNOW what they are and exercise a high standard of care in serving clients.
