A closed marketplace?  I don't believe there is such a thing.  You just need to find your niche and become the undisputed expert in that area of expertise.

Mostly it's your mind set. Just "know" don't "think" or "wish" ..... know that you are the best person able to help that prospect achieve their goals. Know it and live it. Most likely it's just your consideration, not the clients. If you are competing for listings and loosing out because other agents are bring longevity up and putting the consideration in the clients mind - then there are handlings (scripts) for that.

I can give  you something you can use and an answer to your question if you feel that you want something to help with one's own confidence (some fact to lean on) if you use the word "we" in some of your marketing materials instead of "I" you can then talk about how many homes your entire office has sold over the last year and combined years of experience of yourself and others in your office - depending on how large your office is it could get a little unreal but its something that a newer agent can do. Something like, "we've sold over 500 homes in the last year and you will have a team of folks behind you with over 75 years or (your city) real estate experience" or some such language. Hope there's something you can use.

I don't think it's closed.  It may be hard to penetrate because people know those seasoned agents or at least their names. You can always try other areas near by that are not dominated by seasoned agents.

You ar enot competing against other agents but with your will to do what is needed to get new clients. Blogging is a good start. Reach new clients by blogging about your area, about your market or about local neighborhoods. NEXT, you have to know what your strengths are... listing agent or buyer agent. Then build on the strengths but letting those you know and meet what you do.

At around the 2 year mark, agents suddenly SEE.

And your impression is CORRECT. However, your assumption may be faulty.

You have implied a value to 'seasoned agent' that does not exist. What you have been sold, and have come to believe, is PURE PUFFERY.

Now, what is missing from this question is "What are you willing to spend to discover the truth?"

Let me give just one suggestion. The cost to you is time. I assume time is one asset you have that is most readily available.

My suggestion is:

Step one:  Mine the MLS to get a list of recent SOLD homes in your target demographic but NOT your farm area. (Now this is $600 an hour stuff you are getting FREE!)

Step two: Compile a market interview for these current owners focused on their selection of real estate agent. The questionnaire should have about 5 questions.

Step three: Make a list and plan to: a) make an appoint to knock on their door b) conduct a telephone interview c) personal letter

Step four: The two most important questions for which you need responses are

IMPORTANT #1: "How did you select the agent." ("See is my Mom." Can't compete with that)

IMPORTANT #2. "What would keep you from rating this agent a 10?"

Just from those two questions you can create delineation for developing a marketing message that will resonate. The other 3 questions should focus on the deliverables they buyer or seller wishes they had received.

Be aware, truly crappy agents can be very successful. I'm working with one now. Her client said to me, "I should have hired REMAX."

It is ALL about marketing! How you market, internet, ads, SEO, newspaper, G&G, SOI, Direct response....it ALL marketing.

This test that I have put before you, if executed properly, will demonstrate and encourage you regarding the power of intelligent direct response marketing. Take what you will learn and go make some money.

 William, let me add one more thing. Have your broker run the report that shows the ranking of closed transaction by brokerage and office.  The same report will show the number of agents in each office. From this you willl be able to determine if there does exist a 'closed market."
