I think you should be more worried about what qualities you bring to the Broker.
New agents come to me all the time looking for the brokerage qualities, training program, commission splits, broker/ manager accessibility and a plethora of run of the mill questions that I have heard hundreds of times. The conversations and questions all start the same way; "What will you do for me" What commission split do you offer", " Will you take my calls are midnight", "When will I be on a 90% Split" blah, blah, blah ... lol
Those conversations do not last long with me.... I like to turn the conversation around and ask "Why should I invest my time, energy and resources into training you?" "What value do you bring to our firm" "Can you describe the sales process from prospecting to close?" "Are you a Challenger or a Cheerleader?" "Do you realize how expensive advertising is?"
Here is my advise to you ... go find the top three real estate teams in your area (teams that sell over 100 home per year) then go beg them for the opportunity work with them. Show them that you are hard working, humble AND hungry, confident but not cocky, smart but not a know it all and possess a positive growth mindset.
Don't waste your time speaking with a Broker / manager ... The good ones wont have time for you and ther others are past their time in this business.....Find an aggressive, high performing team that is willing to bring you in and mentor you the right way.....This will be your fastest way to success in the real estate business.

When you interview have them answer these questions, and then make your decision:
1. Do you provide formal training to agents? |
2. Is there a program where new agents are mentored by top producers? |
3. Are any of my training or class expenses eligible for reimbursement? |
4. What is the starting commission split? Does it change with production? |
5. Is there a bonus program? |
6. What costs am I required to cover? |
7. Am I required to have additional auto insurance? |
8. Where do you advertise and who pays for it? |
9. Are my desired farm areas already taken by other agents in the company? |
10. Will I receive a copy of company policies to review? |
11. What is the dress code for the office? |
12. How many agents are in the company? |
13. What is the average gross volume of your agents? |
14. What commission does the company typically charge? Am I allowed to offer a lower rate? |
15. What is your policy on referrals within the company and to outside agents? |
16. Is there any clerical or support assistance available through the company? |
17. Do you have regular meetings? |
18. Is the environment team-based or individual? |
19. Do you handle commercial listings or property management? |
20. How many listings does the office typically have? |
21. What is the company’s market share? |
22. What are your office goals? |
23. What are your expectations of me? |

This question comes up a lot & that's because we all want to start off on the right foot when we enter the business. As a new Agent I'd be looking for something different than an experienced agent would be. I'd look for a Broker who's knowledgeable & willing to share that to help develop you into the best agent you can be. Someone who is well respected in the industry because they may need to go to bat for you one day. Someone who is not competing with you for listings & is dedicated to developing the company & it's agents 1st. Qualities like that.

It depends on the level of experience and competence of the agent. For newbies, training is the most important:
Be aware, though, that many offices say they provide excellent training and mentorship. Few actually do. Do your due diligence before signing up.

Height and weight.
Those are objective and actually more meaningful than the subjective nonsense newbies are encouraged to explore.

I wouldn't need the training or motivational meetings (I still learn by other means). I would pick one based on name and reputation (not necessarily a major franchise), the availability of the broker to help with the occasional transaction issue or other concern (mostly done by phone or email). Last, but not least, consideration of the split and potential monthly office fees. I suspect your criteria would be totally different.

I'm not sure I totally duplicate your question. Are you talking about a person choosing a real estate agent (in WA state all re agents are called Brokers) or are you talking about from an agents point of view about what qualities to look for when choosing a brokerage to hang your license with (what office to work at)????

Anyone can obtain a license. It's the person wielding it and them knowing what to do with it...You will be faced with this dynamic too. Focus on that

I would interview with many companies, franchises, independent, large and small. Ask what they pay, what they charge and what leads they give you. For me I prefer the smaller offices that train by you having a mentor, go on those appointments, learn from doing, seeing and interacting with real customers. You can only learn so much from a book or computer. Then walk through the their office, do agents work together or against each other?

You need additional training after you receive your license. Associate yourself with a broker who provides a course of training that will help you to get started and form the habits to achieve success. A mentor is also a big plus.
