Paul, yes I had some squatters had to call the police.  Turns out they were growing pot on the property, the police ask me to help them pull it up and bag it.

I am seeing more and more people breaking in to homes I am showing. I found that the police need the homeowner to file a complaint and to sign a document to allow them  to go on to the property!

I had a commercial listing on a former Wendy's and it did have some squatters. The police removed them and the property was secured!

Not recently but many years ago, I had a foreclosure listing which was broken into and there was evidence of "living".  The property was "boarded up" and the issue was resolved.

In Colorado, squatters had a lot more rights than owners. If an owner went on vacation and squatters moved it, it literally took months to legally get them (and their dozen friends) out. I showed several with squatters, and when we found out how horrid the laws were, I was extremely proud of my daughter (a property manager) for working with our state Senate to change the laws. Now it takes 24 hours and the sheriff can remove them.

Showing a multi-million dollar property at the lake last year, we opened the vacant home to show the property and found squatters there. We phoned the listing agent and then the police and left! We never went back to visit that one either!

Paul no I haven't been then again we do our absolute best to lock everything up tight. Several years back we had somebody steal all the new appliances in a listing. I think it was a bad apple agent or a client of theirs. Thankfully my client had insurance.

I have not.  I did a walk through with the buyer of a condo that was purchased at a trustee sale ... there were dozens of mice squatting ... that is about it.

I had one in a building we had listed.  Luckily. I was accompanied by a buffed professional baseball player who was interested in the property, and the squatter was not in.  The building owner was in the building next door, and we handled it swiftly.

I did have squatters in one REO. They avoided me each time I showed up to talk them into taking some cash and moving.  They were a little shady, so the last time I showed up, I had a 45 on my hip. They thought I was law enforcement and moved. I never corrected them. I wouldn't encourage others to follow my lead, but my background makes that easier for me.

Yes, few times... one short sale with already excising squatter who my client tried to evict for very long time. The lady was quite ...educated and she had to be paid a lot of money to move out in order to close that escrow.  SoCal is not really LL or homeowner friendly in such situations.
