If Facebook lead ads count, that's the extent of what I've done.  Back before everyone jumped onboard and the costs skyrocketed.  Would usually get 8-10 leads for a week's worth of ads, usually a $10 spend.  Of those leads, I'd say an average of 2-3 were "medium warm".  Zero were in the "hot to trot" category and one or two converted to leads that were followed-up with and eventually cut loose.

Merry Christmas to you, Kim..... I've never paid for leads.... I make my own phone ring...and have done this for 40 years.... I've spoken to too many agents who sign agreements with lead generating companies or coaching companies and get nothing from it....no quality leads or guidance....

Kim, you are asking agents to reveal the 'secrets' that make them money. And if everyone one did it, the shared secret,  the agent must look for a new secret. That is asking a lot.

In the buying lead category, you must make proper assessment if your infrastrucute is properly configured to manage Internet leads. If you are not configured to respond in 7.13 nono-seconds, this method may not be a good fit.  Bulk leads responded to 3 days late are not much of a lead.

Once the right 'trigger' was identifyed, MarketLeader was reasonably productive. Before trigger about 2% conversion. After trigger 40% conversion. Total leads to trigger leads 10:1 with appr 40 day incubation.

However, they all pale when compared to direct response marketing and inbond startegies. Less time chasing vapors.

What you really need to know is how much an agent is pending for every side they close.  (Total market budget/# of sides closed)

With this number in mind you can get a clearer picture of your options.

None as in zero. The best leads are the ones you generate yourself. The only leads I pay for are those in the form of a referral. They get paid when they close. They come from agents all over Active Rain. Also from relocation agents who find my blog.

Purchased leads are a fools errand in my opinion and a proven waste of money! Zillow themselves admits it in their own disclaimers. I prefer earned leads off my marketing to my database and social media spheres.
