Also, do not give up your license. Keep it, just get rid of the association of realtor memberships. That way if someone calls you and needs a referral to a new agent, you can get that referral fee. Otherwise you're limited to a "hearty thank you." You don't need to be a "realtor" for that, just have a license.

However being in much the same position as yourself I am a project manager for a builder/developer and I am doing a lot of the same thing representing the builder. Bert, I would keep my license and work as a transaction coordinator. You don't have to be an association member and just hang your license with a friend or a frim that offers a 100% split.
You won't be paid commission. You'll be paid by the transaction or a salary. Either way, still keep that license hanging somewhere for referral checks to go through.

I think you need to make up your mind.
However, the answer to your question is a resounding YES!
However, you must measure if you are trading time for money OR whether you want to create something scalable. With the former you will be paid diddly squat.
Writing services is the 9th most requested shared resource.
My suggestion is to trade your time to create a lead generation company and as you already know, agents will buy anything, especially newbies. Yep, that's scalable
Great idea, but how does one create a lead generation company that doesn't get lost in all the noise. Use your 23 years of experience to actually quantify what consumers, (buyers/sellers) really want. After 23 years of actually conducting marketing surveys with real time active buyers and sellers this should be the crowning glory of your accomplishment. It is exactly the same understanding revealed by the launch of the Rocket Mortgage product. This will prove to be a test whether you were listening to NAR or those who paid you for your knowledge.
OR....
RESEARCH... You know agents are being sold 'predictive analytics' and 100 doors programs in hopes of getting a raised hand from a home owner. Since all of these programs have no Lexis connection, they are not leveraging any financial data. That means you can do exactly the same thing they are doing. How can you do research for agents that can optimize where they spend their money. I would start right there in your city in Ohio.
Or.....be a YouTube sensation. You have the look of an expert and if you dishevel your hair, you would have the look of a guru. You already know what the others are selling, so be different. Have a clear and distinctive voice that does not promise streets paved with gold but one build from tears, sweat, struggle, fear and arriving at victory. You survived 23 years in the land of make believe, but today's people want to believe they are getting the unvarnished truth. So, give it to them. Tell em' if you don't do what you hate first you won't get to do what you love last. Promise them if you can't get them involved in a transaction (read those words CAREFULLY) they can fire you. The clear message of one with vision will draw the student who can be taught.
Lastly, and this is really important. Where's your heart? I hope to hear your heart beats with the hope of changing the lives of others. So, use those 23 years of experience and help other agents discover themselves.
