Nope. However, it does tend to indicate that many home owners may have the resources to purchase another property.

One of the problems is that many of the home owners with high equity positions are in their senior years and have limited incomes.

No, typically these are not people looking to sell in our market.  Their kids will sell after they pass so my wife mails them things, but they aren't high volume sellers.

Not at all. I'm always skeptical of reports that offer national statistics and use weasel words like "estimated market value". Real estate is local so I am only concerned with reliable local statistics and information.

I would have to agree with Roy on this one, that most home owners with over 50% equity are probably older and are not looking to move. The only thing that might make sense is if you marketed to the elderly with equity who might want to downsize.

In CA prices are high, it is a great time to sell if anyone has such plans( especially those who need to downsize), but if you ask me if it is a good time to buy..... it very much deepens on a personal situation and financial abilities.
