   Depends.   If they are buying a low-priced vacant lot, not happening.  If they are buying a median price or higher single family house, let's talk.

   BTW, an agent needs to refer Buyers to me through their Broker, and I can only pay referral fees, commissions, or splits to a licensed Real Estate Broker.

If they have already chosen a home and just need someone to write the offer and manage the transaction, I would say fine. If they are all over the map in their wish list and location, have little or no preparation and need a lot of hand holding, we'd discuss the situation and see what we could work out.

So many variables and the most important would be their urgency and how soon they are wanting to begin.  It is critical to carefully interview the referring agent and we check with their state licensing bureau to first make sure they have an active real estate license in their state before anything would potentially happen.

We have accepted 30% referral fees, but also 25% and 20%.  Anything higher than 30% is too much, in my opinion.  But if that client takes a lot of work to get them in contract, 30% seems too high as well.

I've accepted clients for various fees.  10% to 50%.  It depends on the situation.  30% is not out of the norm.  In fact, I regularly pay a 30% referral to an agent on referral status that religiously refers her family and friends to me.  When you consider relocation companies charge up to 45% or beyond, what's the big deal?  If you wouldn't have the business without the referral, it's money well spent in my book.

We've offered 30% before and yes we've taken it (but we've never asked for it on an outgoing referral). 20-30% is in the realm of reasonable to me. We usually give and take 25% these days, but if we want the referral we'd certainly take 30%. -Kasey

Why not 50%?

Or offer them $250 right now for the lead, whether it closes or not.

Or, trust your system and process and generate you own productive farm.

Or, start down the road of experience education and pay. After all 100% of nothing is not a good business model.

I would likely start with, "How do you know this person?"

It really is a case by case. If the buyer was looking 50 miles from my office, I'd probably turn it down and refer them to someone closer. If it's a simple deal, I'd likely do it. If it's going to be a six month deal, probably not.

Why not? I think if someone is giving you a lead, you should take the referral. More often than not, they know what they want, and the transactions run smoother and take less time. I would not mind giving 30% of my commission to the agent who sent me a referral.
