I get a lot of sign and web calls and have a few each year - certainly not monthly - that have blimishes on their credit reports.

I just keep in touch with them while they are repairing their credit and when they're ready to buy a house, we get in the car and go!

If they are not qualified now, I see my obligation to inform them of how to get qualified in the future. I refer them to a competent lender who I work with that can advise them on the right steps according to their situation. He is also knowledgeable of programs that might help them qualify at lower scores as well. Many of these turn into transactions months later, but they are fully qualified and very grateful for the time, effort and knowledge put into helping them achieve their dreams.

None. If their credit score isn't high enough, they won't get a pre-approval, which means they won't be looking for homes, which means they won't call..?

It is a misnomer. 0% for years.

That is the least important part as one can even get mortgage w/o documentation or prrof of funds.  You got 25% down? We only process major lenders or local lenders applicants. 25% still buy 6 figures homes with cash, 1-3 days escrow.

pretty close to zero because of what I sell.  I specialize in second homes and it's pretty rare that my clients are not only with great credit scores, but also have 20 to 50 % to put down as well.

All credit is fixable in time and with work. We offer a free credit program. A buyer can get into a property with as low as 520 score, if they have to do it now they will pay a higher rate then work on the credit and refinance later
