Actually I do not ... I am usually showing more than one property and am on a schedule.  There are a few times that a neighbor was outside and we had a brief conversation, but that would be a rare opportunity.  But when I do, I give them my card and ask that they give my card to any of their family or friends who might be looking to buy in their neighborhood ... and to think of me when they are ready to sell!

Not unless if I see them outside, which I usually do not.  I do not go out of my way to talk to neighbors except at Open Houses William Feela, as when we are showing homes we are seeing more than one, and are on a time schedule because for some that are occupied, we make appointments.

Yes.  Neighbors can make or break a deal, so we might as well get input early.  If I see someone working in their yard, walking their dog, etc, I start a conversation and see what I can find out. Most love their neighborhoods, sometimes you meet a grouch, but it's good to know who they are too.

I know that I should.  Years ago I remember a trainer saying when a new listing comes on the market (or you sell a house) whether it is mine or another Realtor it is good to contact 5 owners on each side of the new listing and 10 across the street whether in person, phone call or post card.  More than likely you'll find a neighbor also decide to sell.  I've seen this over and over wishing I had done this!

...besides the neighbor could be a nut...who knows what motivation the neighbor has for their opinion? 

Trust me, if they don't like the neighbor, they will for sure not say anything nice about the property.
