I don't judge. In fact, in my 1st year in business I was working floor time & a dishevelled man came in the door inquiring about purchasing a Mobile Home. He was a mess- dirty pants, long unwashed hair & I'll admit I did think to myself "Oh great" but I took him out looking at a few MH's & after that he told me he had a property he needed to sell. It turned out he was having health problems & was divorcing late in life. He had a pretty expensive property to sell. I sold his home for more than 10 X the price of the property he asked to see.

    I know a guy who dresses "classic redneck".  He can write a check for any piece of property he wants.   I know another guy who wears tailored suits and looks like a million bucks.  He once asked me to loan him rent money.

It does not matter how they dress.  If an agent is bringing a buyer, I would hope they have prequalified the person.  As well, I won't take people out until I know they have a lender who has confirmed they have credit worthiness.

Absolutely NOT. Here in L.A. everyone is wearing jeans with holes, tshorts and sneakers or flip-flops. If they are dressed up, it is clear they are likely not locals.

I biggest client almost looks homeless. He just doesn't care and will never put on a suit again. On Maui you just never know who your dealing with so dress is out the window. Then again there are the high rollers not hard to guess.

The only way to know if someone can afford a home is by seeing a pre-approval or proof of funds. There is no way to know if someone can afford something by looking at them.

I treat everyone equal and base the home price on the Pre-Approval letter and discussion we have regarding their plans.  I appreciate it when others prejudge someone based on superficial details, it means more for me.  

Funny story, I saw a guy wearing baggy sweats, an oversized messy teeshirt get into a Bently with the license plate, Im Rich.

Legally, we are supposed to treat everyone the same. Since we are human, our brains sometimes get in the way and lead us to make judgments that are incorrect. 

I am thankful that I read "The Millionaire Next Door" just after college. It gave me insight into people at a younger age and debunked "traditional" thoughts/judgments.

I have done this once or twice and been surely thrown off by it. Often the people with all cash are looking comfortable in blue jeans and a t-shirt and one of the most difficult and financially strapped clients I had were well dressed and made me feel too informal in my polo and khakis. So, once you start meeting people who break the mold of looks=money it's easier to see the world a differently

No, we don't treat everyone alike. Eventually we treat them as they indicate they NEED to be treated. The drama queen, the insecure and the one who knows no boundaries need to be treated differently.

Your question suggests agents have forgotten the FIRST RULE in working with buyers.

Proof of funds:) most of our listings get all cash offers. So we want proof of funds. Since we work a lot with horse people, here in our area, the horses look and are treated better than people. You can eat off the floor of the immaculate stalls and barns, which look like mansions, but then the house where the humans live is messy, priorities are the horses. :) So NO< we never judge a person by what they wear!

Of course people of all incomes dress at all ranges of the spectrum.

Who would think the mark zucherberg was as wealthy as he is based on the sweatshirts, etc. 

I based everything on their financials- what they are prequalified for, or was their proof of funds tells me about their purcahse power.

no way.  I do recall once when I was about to buy a new car and I went after an afternoon of sweaty softball coaching to look at a new car and they treated me like I couldn't affotd it. I left and drove an hour to a different town and bought a new car that day. I then drove back to that first dealer and explained how they screwed up.

No I do not, because that would be so unfair in life, and not at all what I was taught in real estate school either William Feela - and - I would not want to be judged that way myself.  So to answer your second question, all clients and potential clients are on an equal playing field until the Prequal and then their price range becomes obvious to all (still has nothing to do with looks or attire).
