Just got my license! Congrats.
But, you really can do nothing until you select and sign an agreement with a brokerage. That decision may create collateral you can leverage or even some folks with whom you can consult regarding your question. This is why I always suggest the newbie get that 30 day commitment from the broker. Such a commitment quite directly address this issue.
The #1 thing for you today is to create something of value to share or talk about. Here are some suggestions:
1. Have a chat with a local home insurance BROKER and discuss some of the pressing issues, ways to save money on insurance premiums and any special offers. Home insurance brokers are a incredible source of information and a resource to leverage to bring your value to the front of the picture. Later you will realize how incredibly this will prove to me as you attract buyers.
2. Talk to mortgage brokers and discuss any of their plans and most definitely about any program money for down-payment assist or 'habitat type' redevelopment opportunities.
Your state may even have a 'lost funds' department. You may be able to literally find LOST MONEY for those who have been renting for years. These dollars most often come from utility companies and stocks that were retained by a former employer.
3. The hardest is to burn some real mental energy and discover what value you actually bring to the table. All that real estate agent and REALTOR gobbly gook is the opposite of VALUE in the eyes of your new client. (Hint: ask those who know you well, that you know you helped, about what they saw in you as you helped them.) This is where the rubber meets the road...the real you....the you around which you want to construct your business. Most agents can not answer this question. They will resort to Success Theater, Vanity Metrics or Surrogate Endpoints. However, you could choose to start our differently. It is a good thing you have no data to mis-represent.
Yes, I know you are a newbie. Wisdom, compassion, people skills, organization, confidence, vision and passion are all attributes that influence/affect those around you. They are of VALUE.
As you can see, by now you actually have something to talk about and have found your passion with which to engage in that conversation. So put on your big girl pants and take the BIG leap.
In the community you identified in your business plan, the one with the mobility, value and portals of access that support your income goal, take a walk and introduce yourself and 'share' some information that homeowner will find very beneficial.
You bet this is the scariest of all options from which to choose. Face your fears and overcome them. It is best to discover you don't have what it takes early then to allow a depleted bank account make that decision for you.
Now, what do you have the most of Time or Money?
Which are you willing to spend? If you choose money, you still need to have something to talk about AND the value your friends say you represent. So whether you are buying FB ads, adwords. direct response marketing or hosting open houses be clear on your USP, the value you bring and make sure the excitement can be seen on your lips and in your eyes.

Believe it or not a neighbor wanted the house..they did not need to sell theirs to make the purchase but she is listing their home after they close and move in! I would also add, it is so important to become a "neighborhood expert." So, might be helpful to go about it in a "boots on the ground" method.
