Yes!  Doing that right now in fact.  One of my listings went through a VA appraisal with a former buyer, who didn't end up qualifying for the financing.  Now the price has been lowered and there is instant equity there for VA buyers.

I usually do Jordan Ayan . I even do it if it's under the City assessors asigned value because here everyone knows the assessed value is usually lower than the current market value.

If your seller wants you to make this part of your marketing, you should.  If the seller does not want this information put out to the public, you honor his/her wishes.  Personally, if a seller is willing to sell below a current appraisal, that can really help motivate a buyer to write an offer.

Almost all inital asking price is very reasonable. To get considered you bid up quite a lot. This is when a good realtor has an edge. Majority will raise the asking price and if you come in lower you do not get the house,

     Yes.  "Priced below appraisal". Especially if it is a prominent local appraiser with a stellar reputation.   

     Suggest, get seller's written permission, since you may have to show that appraisal to potential buyers to back up your statement.

Do you have to change the price for the contract to go thru? The lender normally wants to price changed on the contract or the deal is dead.

If the deal is dead, why change anything? If it's FHA - you better deal with it as it's stuck for 4 months.
