Yes, but it's not consistent across all areas and price ranges. In the luxury market we have some seven months of inventory now. But try and find something under $250K and it's a different story.

that's a price issue.... there are plenty of buyers...but those buyers are savvy buyers....they've been watching the prices rise... holding off on buying...but when they see the right product for the right price, they jump....we've experienced it....  drop prices across the board on listings that have lingered...

In my area, as the days grow shorter, the DOM have been growing longer.  I'm seeing many price reductions.  It was a good 2-3 year run.  Low housing inventory and an influx of tech workers made for an interesting, competitive market.

Since February above $800K and Since August above $600K. But as we know from Bold Predictions last year ( Buffini & Company ) we knew this was coming.We also know there's a recession coming in 2 years or so. And Recession does not equal housing crisis.

Experiencing since summers. Homes do not get that many offers. Marketing time takes longer. Worst part is mortgage interest rates will move up this year may be 2 more times. Right now it is 4.62% for 30 year mortgage.

Our market typically slows a bit at this time of the year.

However, thousands of unit are under construction.

The dramatic increases in lumber prices and other materials will definitely impact home prices and affordability in the coming months.

We've been seeing a correction for the past 3 months. Depending on the area you are looking and the price point, you are seeing many more price changes and some higher DOM. Not as many full price and over asking price closings.

I do feel the shift Praful Thakkar .  Properties are sitting a bit longer and multiple offers aren't all the norm...  Seems like back to normal but consumers and many agents adopted the frenzy as the normal and now are panicking.

I don't buy into this as a market "shift".  I've had this discussion offline and on other boards as well.  Basically what's happened is prices have gotten so high that the buyers are now priced out.  Prices are coming down to where buyers can afford to offer.  The days of "pushing the envelope" are gone in my market, now we're back to reality.  This is simply the greatest law of economics, known as "supply and demand."

 

The hysteria and hype of a bubble burst/shift/correction/etc. is mainly from newer agents (say, 5 years or less in the industry) who have never seen a true market cycle of ups and downs.  They've only seen rapid acceleration.

I saw it coming a long time ago - on the lending side we analyze market trends and data that many real estate agents fail to.  Wages haven't kept up with home values, economic indicators are tipping toward recession, and building supply hasn't kept up with demand which hasn't kept up with expectations of buyers (everyone still wants a home built today, priced where it was 4 years ago, at a rate a full % below current market ---- this is why consumer education is so important!)

 

People can't afford homes, and the typical "supply/demand" model is out of whack because outside factors influence how quickly supply can be supplied in our industry.  The only things that can change are a) people can make more money or b) home prices have to come down

 

We're in a lull where we're experiencing a decline in appreciation but not yet depreciation.  The first step is longer DOM.  The next step is values coming down.  Then we'll have buyers step up and hopefully a balanced market (if the next recession isn't too bad).
