We are still in a strong sellers market but, the homes need to be priced right. We're not seeing buyers willing to pay any price just to land a property. However, we're typically a bit slower this time of year so, it's probably equal parts, a market leveling off and typical seasonal sales. 

We are due a correction; our business is cyclical and at some point, we will correct - perhaps sooner, rather than later?

I don't speculate on such things. 

We've had a seller's market in Charlotte area for going on three years now... who knows. But so long as we have a shortage of inventory it will continue to be a seller's market.

The market here is shifting but time will tell about the seller's market trend.

I am pulling my market data and watching the trends.  That is the best I can do. 

Here it went down steadily from 2005-2018. After 13 years of being down I see it continuing to go up for the forseeable future. CT was, and still is, an affordable place to buy a home. On the NY border, where I am, there is a steady flow of people leaving NY to live here.

I really am not going to predict, I'm going to go what is happening now. According to the wall street idiots it will end in 2020. I don't agree with their thinking.

Northern Virginia market has shifted from HOT buyers market to a neutral market. Homes that are priced well and meets location needs are getting under contract in a short period. We are now getting back in routine after summer holidays before winter holidays kick in. Already foot traffic has increased compared to a month ago. 

It is changing now, but will take 1 to 2 years to completely change.

We have been leveling off for the last few months.  It remains to be seen how the trend continues.

       Our market has been relatively stable for quite some time.  The only houses that fly off the shelves are townhouses around $100K, and houses in "A" school zones in the northeast priced under $250K.

Praful Thakkar - That is anyone's guess but I would think it could change anytime without warning. For the savvy Real Estate purchaser, the market is always HOT

A 7th inning stretch is forming now. There will be no bubble, collapse or tanking! A pause will set-up the Real Estate cycle that is ready to shift. How far, how heavy and in whose favor is the unknown. Think mild not wild!

I think the market is leveling off....

I do not see a collapse coming anytime soon, but the amount of buyers is slimming and amount of homes on the market up in the higher prices but still low in the starter home market in NH. We could see a level market until the interest rate increases stop

Doesn't really matter to me - as long as the RE market stays strong either way, I'm good with a seller or buyer market!

Above $650,000 is cooling off here.

Below, there's still a high demand and low inventory.

i thought last year would begin the swing, but it keeps climbing, albeit at a slightly slower pace.. I decided to consult my magic 8 ball and asked if it was going to change in 2019 and it responded , "ask again later" so i asked before I went to be and it said  "No"

over the next 6 months the market will balance....when prices soar beyond incomes we see pull back... this is the situation we are in ... healthy yet over cooked and as we know here in New England 25% more listings from a year ago and more price reductions over the last 4 months... Keep rocking my friend.....all good....

So hard to tell. We still have a shortage of homes and the cycle is still in favor of the seller. It could go on for another 2 years or more.

'Hot' is a matter of local community perspectives.

Depends on the micro climate. In our area before May 2018 properties outside FB, Google, Linkedin, Tesla, Apple are taking no more than 1 week to market. Many realtors are now spending 40 days to find a good offer often not what sellers asked.  I have a brand new home on the SF Bay lagoons near Orcale, Visa headquarter for almost 1 month with little showing. 

Except fools we locals all know the price maxed out a few months ago. The only reason it is holding up is the <1.5% unemployment.  They changed option rule so must techie born in the 1990s can afford 20% down, but isn't $7,490 monthly payment a bit steep?   

We are in stable market now. Not seller's market and not yet buyer's market.

Our hot market tanked about 5 years ago Praful Thakkar . We are in a very slow recovery at present.

It will vary by market.  Some have already been cooling for a while.

Days on market above the $600K point is steadily increasing.

Days on market equal zero for real estate below $250K.

The off-spring of those who got caught in the Bank of America caused collapse are saying they want to find a job with promise of increasing income, reduce their debt, get married and have a child BEFORE buying their first home.

13 months 6 days and 11 hours. Far to precise I know. The real answer is it depends on zip code. A number of markets weren't impacted as much as others. Hence, be prepared for the next hiccup and then ride it out.

We're slowing from a strong seller's market to a slightly seller's market. Waiting costs whoever did it a lot of money.

I think it is cooling off right now.  

We are still seeing a Seller's market, just slowing a bit.

We are in a strong sellers market because of supply and demand however buyers know the market and if the home is priced right multiple offers will occur..if not time on market is longer. The market levels off at this time of the year not like in the spring when lots of buyers are out. Bargain shopper come out trying to find a deal to close before the end ot the year.

i expect to see a balanced market by the first quarter of 2019 in Clarksville.

As soon as home builders are adding enough new homes to the inventory that sellers will have to compete with new construction.  

That is a million dollar question! My crystal ball broke back in 2008 when the mortgage industry imploded.

I see markets adjusting back to normal supply and demand and many markets are now seeing an increase in supply.

Till we see more inventory, not a case in most price ranges locally. 

I would say 10 more years.
