It is a little quieter - on average homes are not selling quite as fast and inventory has come up pretty nicely since January but still not enough for demand. Some more price reductions but not an abundance.

Yes - on every single hot sheet I have going, there are more price reductions than any other category! In fact, here's one that I just sent out in a report:

Another thing we're seeing now that we haven't seen in a long time - expireds. Two in this particular community was unheard of during the past 4 years.

I am in Napa and Solano County in California. And Homes are definitaly staying on the market longer. And lot's of price reductions. And the ones who over priced the listing to test the market in this sellers market, is not the strategy in today's market.

Pricing under is the way to go.

Here in the greatest state of California the "Big Cool" is beginning to happen. Sonoma County (1 hour north of the Golden Gate--wine country!) June our median home price hit a record $705,000 but sales dropped -20%. However, the $1Mil+ price range soared! July sales are down -9% YOY but the median dropped to $633,000 a 4% increase. It had been going up at 12-13% for the past three years. Inventory is starting to creep up and MSI (Month's Supply of Inventory" is on the way up but not by much. We have a 2.3 months supply of inventory and 45 Days on the Market. Median Home Price Sonoma Cty, California

Not especially in homes priced under $325,000. Maybe there's a slow-down in new listings this month, but that only makes the market even more challenging as buyers don't have enough choice. Higher priced homes are not selling quite as quickly. But our market is so hyperlocal you can't overly generalize.

Not here. Real estate is going nuts. Many agents start the listing out really high, then knock it down $100,000 within a couple of weeks--those priced over a million.  I have several buyers waiting for "their" house to be reduced. Homes, any homes, under a million go under contract within days. But that's my market.

The California market has been slowing down above 500,000 since February but maintains a strong market below 500,000 where it’s more competitive still
That said we had an unexpected spike in July and July got crazy busy on all price points that I was working

I think it depends on the price point and the community as there are markets in CA where I work that are receiving multiple offers, but the properties are in prime locations and prime condition reflects the price. 

All in all I think we are in a slower market, inventory is rising and buyers are more focused on the right house vs just getting any home. 

There are many public news articles and information that I read and hear daily.  Core Logic just came out with a great report and we will see how it holds true.  

Another one from last week where there are many daily posts all point to a change in the market.  This is one from last week..August 1 Housing biggest drop in 2 years.

Planning for a change buyers by is definitely something I am seeing.

The Seattle market was so crazy in April & May.  Almost every home on the market had multipile bids.  Now in August it seems that it has really slown down and we may have peaked.  Here a Market Report for Seattle for August if you care to look at some stats.
