My personal opinion is if the sellers have established a deadline it needs to be adhered to... or you need to notify everyone the deadline has changed.  It is always the sellers call of course but in the interest of fairness everyone needs to play by the same rules. 

And, BTW: I am bully proof!

Addressed in our listing agreement.
We have a multiple choice checkbox for how to address multiple offers. At listing, we discuss and decide whether to ask for highest and best, go at them individually or decide at the time of the offer. And that's the one we always select.
The buyer's agents saying if you got a really good offer would you take it right away have not submitted an offer, correct?
They're attempting to bait you by speaking in theoreticals, then they'll hold you to the answer as if it was gospel.
So my answer is, get off my phone and play by the rules, and we'll decide when we decide. And the seller can change horses midstream if they want to.
Just take your best shot out of the gate.

My response to “bully offer” (First time I have seen that term. We call them “preemptive” offers.) is to say: “If your client wants to wire in the cash for an all cash offer with no contingencies at twice the list price, I will urge the seller to accept it. Otherwise, everybody gets a fair shot come the deadline date.”

#1. No discussion needed in the absence of an offer. "Let me SEE the offer you are about to make?"

#2. The seller has made clear their preference. All things are negotiable and come with a premium.

#3. A really good offer will be looked at on the date published which in when the owner will emerge from the 2 mile deep bunker to which he has been sequestered or any other reason the seller chooses of offer.

#4. I LOVE THE BULLY!  i.e. The game is afoot. The secret is present no opposition or agreement and they will lead themselves off the cliff.  Which means there was no real offer.

This mornings report from Miami of the two broker bullies who had a show down in court. Extortion, a prime tool for bullies.

      If I am the Buyer's Broker, I am going to present the offer, then the Seller can either accept it or reject it.  We aren't playing "deadline games" in this market; there are too many other houses for sale.

We discuss that possibility with the seller up front. Typically they say, if the offer is $X or more, I want to see it. Most are willing to wait for the deadline. 

I've used the bully offer successfully a couple times with buyers who were strong and tired of being beaten out by a few dollars.  

Ultimately it's up to what your seller instructs you to do with them.

I have said that if we get an all cash offer with no contingencies and a quick closing at or above list price and the agent is reliable the seller would most likely accept it.

I get asked if the seller will look at preemptive offers. This discussion is had with sellers before we go on the market.  Whatever the seller decides is what buyer agents are told.  Most often, the response is ... seller will not entertain preemptive offers.  Seller will review all offers on such and such a date and such and such time.  You may expect to hear back from me regarding offer status no later than [date] by [time].

That is why I do not put deadlines for initial offers. ONLY if we are doing a highest and best offer. When i list a home, the first great offer can take it some days. Full price or higher, no contingencies all help the seller
