If you buy leads, you are at the mercy (cost wise) of the lead source, whether that's zillow, realtor, smartzip, etc. Not to mention they sell each lead to 4 (or more) agents. Recently their costs per lead have gone up significantly too... and realtor was sued for their lead practices. Learn to generate your own leads and you'll have enough business.

Zillow is an excellent source of seller and buyer leads. Z has changed their lead platform to target more sellers. When you buy into a zip code you automatically get a percentage of the seller leads. The higher the % that you own in the zip code, the higher amount of seller leads... In addition, Z will be unleashing a better platform for seller leads in November that will box out a lot of your local competition.
Disregard anyone on this Q & A that tells you not to "buy leads" ... I cannot speak for smartzip or boldleads but I can definitely speak for Zillow, they are the best marketing investment that you can make in your real estate business. Period.
I would be happy to have my personal rep call you. He works with mostly high end Realtors spending 10k per month or more but he will go over your options set you up on a business plan to help meet your goals.
My goal this year is 1 Million Dollars in Gross Commission for my team of five agents. We have already CLOSED 114 Transactions with 21 Million in Sales Volume and generated over 800k in Gross Commissions.
So I laugh my a$$ off when I hear agents say "online leads are bad" or "they are a waste of money" lol
Just put a business plan together with Zillow and work it. It will pay off.

There is no magic wand to wave that produces easy leads. My best advice to you is to work the business and avoid these panaceas. If you do feel like paying for leads then don't pay some small unknown company because you will be wanting to sue them once you layout your credit card only to find out the leads are the worst.

Which is best depends on the roll of the dice regarding who are are talking to.
As you most likely realized, AR members are not champions of lead vendors. These vendors have walked away with lots of our money and left behind the smoldering ruins.
Let me explain.
If a subscriber is not truly aware of how the lead is generated, it is highly likely they are unprepared to respond to the citizen effectively. The 'lead vendors' like to cite that a response time of 6.1 nano-seconds will return 80% more responses. I don't know about you but I am no able to respond to an Internet lead in 6.1 nano-seconds.
So that means the agent must lay siege to that email address. Yes, the agents must ignore the DNR and try to bring life back into that internet lead that was nothing but vapor from the very beginning. Now the agent is PAYING for a Time Hole.
So, what is the best listing lead vendor?
The one that supports real inbound marketing AND delivers the CTA that aligns perfectly with your reason for existing. Todays citizens are heavily persuaded by the 'why' of those with which they choose to do business.
Get your 'why' act together and you will become a lead source without dealing the Evil Empire a hand at your table.
