(not my truck, but my toolbox) contains everything from 5 lb sledge to bailing wire and outlet tester, laser room measurer, 100 ft tape, flashlight etc.
IN the vehicle, showing property? In AZ? Cooler with ice cold water (freeze the bottles before putting in cooler), paper towels, wipes and aspirin.
In my purse, something stronger than aspirin.

Y'all get on my nerves! LOL KIDDING.

To add to your list, I not only keep water (& Gatorade & Propel) in my cooler but, kiddie (box) juices. I would add a large flashlight (one that illuminates better than the one on my iPhone!), umbrellas and a first aid kit.

I also carry a second iPad and have plenty of pens & pads for notetaking.

I was actually just thinking about writing a post on this!  I have a tape measure too.  I also have a GFCI detector.  For listings, I keep a hammer (for signs) and a water key for turning off/on water.  I also have an assortment of riders and lockboxes.  My inspector keeps a case of water bottles in his car at all times and I am always grateful!

Surprised how many agents skip the size of the room. Just living room... check the box. It makes a difference to the buyer in the audience who knows the size of their current rooms and what they upgrade to is dependent on the bigger and better. If the size is posted. Don't expect the buyer to have to darken the doorway to figure it out. Deliver the information... all of it upfront! I need hammer, nails, measuring wheel, flashlight, extra SD card, two cameras and note paper, contracts, pen. Office on wheels has to happen using the cell phone to talk and conduct other business as you tractor beam the buyer in the car behind to the list of properties to see.

First and foremost, sufficient fuel in my vehicle, Umbrella, Sunscreen, Sunglasses (my eyes are sensitive to light and use them in winter as well) GPS, my iphone for notes, Laser measuring tool, Kleenex and napkins.  Never keep water or food in my car, especiallly in the summer months. There are so many convenience stores/coffee shops around it would be quite easy to pull over if needed and get them.

For  first showing trips, although all 'neceissities' are available, none are offered. 

This IS NOT A HOME INSPECTION, but a trip to insure the house meets their fundamental needs and expectations.  This house is likely to be one of five or more on the schedule. There are people waiting .

Allowing and creating such mission creep, such as measuring room and crawling into the attic is way beyond what that first trip should include. Then creates all the 'why I'm late' excuses offered by agents who are unable to manage their showing schedule.

Trip, two, when it is much more serious, is the measure and look beneath the cabinet trip.

My two must haves are: good flashlight and binoculars.
