Right now people are having trouble affording homes, even the lower end ones and some local companies are going through lay-offs which cost me a sale on one property last week.

 

I'd say my #1 tool would be price.  If 30 days or less is the goal to be in escrow, then it's a fire sale.  After that #2 is photos and #3 is the MLS with syndication.

I am assuming that the home is going to be priced right and I am going to be given time to have staging done, get my professional photographer & videographer out to the property in time for at least 7 days of pre-marketing and signage on the property!

1. Agent notice of 'hot coming soon' listing, including non-branded video to share with their potential buyers.

2. Blast MLS listing and YouTube video all over social media.

3. Day-1 (all day) open house, promoting it within the community, delivering high-gloss brochures/inviting them to bring their friends that they would love to have as neighbors!

Right now, in today's market, this is working within a day or two with every listing that is priced right and given at least one week of pre-marketing time!

Whatever you do extra - pictures, clean up. Does not matter really, if they price is not right.

I would absolutely take that listing ... most especially in my market. The specific terms will be spelled out in detail in a listing addendum which will include marketing sauce #1, marketing sauce #2 and secret marketing sauce #3.

I take the 30 day listing and ask for a week to pre-market the home with a virtual tour and Facebook ads.  I let them know that the listing will be promoted to over a thousand agent via email to see if they have anyone looking.  I demand a sign and lockbox and easy access.  I then let them know the 30 days begins once the listing goes active in the MLS on the Thursday of the following week.  They will need to price the home at market value as well.
