Just staying in touch regularly is what keeps my business at an 80% repeat and referral year in and year out. And I don't particularly do pop-bys...

This is a relationship business - use your CRM and reach out to your sphere, organize events for them and visit with them - you'll soon have a 95% referral/repeat business. Good luck, Chris!

1)  when asked for information,  I provide it. I don't "pop by"

2) I hold open house events where my goal is to present and show off the best qualities of that property.  I have, in addition to showing the property at the open house, made connections with neighbors,  possible buyers and probable sellers.

When lived in Los Angeles, I hated those pop-by's. And in Napa, thankfully our home was up a long winding hill with a gate.  I hated the stuff in my mailbox as the bottom also.  Luckily, here, no one pops by.

For local business, being involved in community events helps put you in touch with folks you might not know on a personal level. Being a full time parent with four kids as a single dad help meet lots of folks needing real estate services. For both local and especially new outside business for buyers, the use of video. 

F2F is the best, or at least a personal communication via the phone.

The phone and social media are about all that I need to keep very busy.

Consistency.  A variety of all you've listed done consistency to maintain routine contact. 

Direct mail and FaceBook ads are both top contenders for the #2 position.

Be aware, these are simply conduits of communication. It is the MESSAGE that produces the results.
