I just do my thing.. I have been a solo agent in this regard forever and if someone wants white-glove, hands-on, personalized that is not discounted, they will hire me. The person who hires the kind of seller you are referring to is not my kind of client and I don't compete with them.

Develop rapport and relationship.  Build on your experience, expertise and attention to high touch service.  Discuss how you considered a team approach but wanted to leave nothing to chance.  Your experience outweighs discounts others may offer. 

I tell my clients to contact me at their convenience and I will always personally respond at my first available moment. Finally, this clients business is more important to me as an individual than it could possibly be to an assembly line or volume approach.  They are one client of a small amount I deal with at the same time, not one of hundreds or even dozens.

Sling shot and a rock bullet pointing how you would do it and make the connection with the seller that this is a big deal and you take it serious. Explain your strategy, show them how you would do it and ask questions so he or she feels they are partners in the process. So them how you do a better job. Video, blogs, more sharper images, more exposure, more detail, something to separate you and help distinguish you from the pack wearing the blue and gold R.

And I'd be ready for every objection. A discounted broker is easy,  but a team would be tougher since they often have more resources... I'll have to know who they are.

Show them you "know" technology and how to use it to sell their home fast and for the right price.

If you are just placing their home in the MLS, you'll lose the listing because they'll feel like you are doing next to nothing.

Furthermore, stress they'll be dealing with one person only - you, and you are always available.

Here is my best advice....stop worrying about what your competition may or may not be doing. Just be the best you can be.

If I gave one hoot about what others are doing, I would have shut my "solo agent" doors 25 years ago.

Stop second guessing...they have more agents and more what??

I have found that a single point of contact works best in almost every undertaking. A systems approach and proven methods are my success. If I needed 30 people to fulfill my endeavors in real estate I would have quit a long time ago. Do I use subcontractors, certainly, however, none will answer to you but me. It's that simple!

I had to deal with a huge team once, adn there was a lot of missing communication within the team.  For example, we updated our offer to include NO APPRAISAL or LOAN contingency- which was a big deal for this 1.5 million dollar home. I send in proof of funds for the cash to cover the purcahse if the appriasal or loan did not come through.  THe listing agent as reviewing offers with the seller and called to ask me a question.   HE HAD not received the update, even though I talked to a memeber of his team the day prior.   This was , of course, what sealed the deal for us, but it could have easily been missed, due to the size of his team. 

Individualized service is huge in my book.
