About six hours for a 1,500 sq. ft. detached condo.  It was outrageous and a total waste of my time.  The buyers searched for the pickiest inspector they could find and hired him.  Wow. 

Among the many ridiculous things the inspector "discovered", were horizontal stucco cracks.  Try finding stucco without cracks.  Anyway, the guy warned of the dangers of horizontal stucco cracks and advised the buyers to hire a specialized stucco inspector.  WTF.

My neighbor at the time was a litigator for a firm specializing in construction defects and her specialty was cement.  I asked if she'd ever heard of a stucco inspector or of any particular danger of horizontal stucco cracks.  Um, NO.

As I recall, it was one of a one of my first and it was an older home and a first time homebuyer. I think it was about five hours. I never used that "recommended" inspector but the buyer became a seller a few years later and I was the listing agent. It was a very different experience that next time. Experience matters.

We all have nightmares at some point.  I had one where we were in the inspection for 6+ hours. The owners came back since she was diabetic and needed to get her meds. Having owners back in the house made the entire ordeal worst for both the sides. As you would suspect the deal did fall apart because the buyers and inspector rip the house apart.

         All day.  Retired contractor, very good, took a liking to the first time buyers, taught them everything there is to know about a house.  I met them in the morning, told them I would check back later.  It was humorous, I would call every hour or so to see how it was going.  "My wife went to get us some lunch... we are still working with the inspector".  They finished at dinner time.

Wow, I read the responses so far and cringed. I always attend inspections and stay for the entire thing, and anything over 2 hours would have messed up my schedule!

Two hours is the longest so far.

4 hours,, inspector was sooooo slow.. he talked nonstop, and handwrote everything.. It also took him 48+ hours to get repoert back to buyer..

They all always take at least 3-4 hours. That's normal for most of my houses, unless it's a smaller townhome. I don't attend home inspections.

Eight hours.  They brought in a regular inspector, a roof inspector, a pool inspector and an HVAC inspector.

I've attended one that was an all-day'er, Praful! It was a large home and we had each trade inspect (electrician, plumber, roofer, HVAC, etc.). Most of mine are under 4 hours and I attend each and every one of them.

They tend to vary with the inspector, the size and age of the house 4 hours can happen.. but typically 2 hrs ish is more my experience

This is not the kind of data I keep track of.  I do what needs to be done for as long as it takes to do it.  Generally, I block several hours for inspections depending on the size, age, and condition of the home.
