Inna Ivchenko North Dakota is usually a bit behind the curve on these things but Hot would include tile backsplashes, LED lighting, Electric Fireplaces, barndoors, lots of natural lighting, openess, real wood flooring, pantries, walk-in closets and stainless steel appliances to name a few. The biggest NOT item I can think of off the top of my head is any type of wall paper.

Lots of good tips... but one that I often address is ...what is the first thing a buyer will see when they first step in the door.... very important question... that first impression sets a HOT or NOT HOT tone for the rest of the showing in many cases...

Hot = Clean, clear, open nicely painted - appropriately updated (but only when necessary) Make sure the outside is beautiful its where their impressions START
