I wish I opt to take broker test first. I was eligible. Sometimes I wonder what the broker really does to earn a split of the cut.  Brokers do not provide leads anymore. They take your money.

Farming a specific market and sticking to it. I should have focused my efforts in one spot. I spread myself too thin, in any attempt to gain a larger market share. I think that backfired. Slow, steady and consistent would have been more effective.

I am glad I got in early 20's and in a tough market. Those steep slope adjustable high interest rates difficult markets give you a work out that make you more aware and appreciate the boot camp take nothing for granted. You never graduate in real estate and every day is reinventing how you do the ROI best. Read, watch, listen and realize real estate is a jealous master, an addictive sport that is highly competitive. No regrets and if you don't have fire in your belly about this industry and can't wait to get to work each morning, maybe something else will spark that kind of passion.
