As far as key words, we had the best keywords and 3 top SEO jockeys when the IDX came into being.  We had tons of leads and a decent rate of return for the $$$spent.  However, the big bucks came from face to face and referrals.  You cannot live on keywords alone.

We have proponents of FACE to FACE for years now even when keywords were the thing...and everyone of our clients attributes their success to exactly what Debe Maxwell, CRS said. A

PPC is most effective when the offer is not a commodity.

For example Free CMA is incredibly boring but REBATE does generate more clicks.  "I'll buy your house GUARANTEED" gets more clicks than "Tampa Top Agent."

"Free Copperhead Membership' will get more clicks than Free gift card.

Now, your question specifically asks for comparison to other forms of marketing. Listen carefully, if you do not do the G&G, nothing comes close to Facebook ads. Double down on FB before they are compelled to restrict data miner (developer) access to their member base.

I have been using ppc for the past two years with very good results. I'm currently spending about $300 per month and I believe it should be a part of any Realtors marketing.

Be prepared to spend a lot of money and be prepared to handle a ton of leads. The rate of return will vary from market to market and how the leads are handled but the rate of return makes it worth it.

PPC has never been a part of my marketing... too expensive for little return. ROI is much better on  many other marketing approaches.

This is not a big ppc crowd as you can see. There are a lot of variables. If you work in a market (like we do) where tons of people are moving into the area and don't know local agents, ppc is great. We do use adwords. We work with tons of relocating buyers who then become our repeat and referral business. However, you must have an excellent way to lead capture and you must have an excellent follow up program to get a good return or it is a waste of money. We have been working internet leads for 14 years and have great success with it. Ian Simons -Kasey

You have to know what you are doing & 'refine' the process continually. I personally think G Adwords is a rip. I had them start my account eons ago & I was out $100 in 1.5 seconds of their keyword search. After that, I knew (just like Vegas) I was on my own. There are webinars that you can attend to help you know what you're doing.

Run A & B campaigns to see if what you are doing works better one way than another. This is also good for FB Ads.

 Rather than spending several hundred of dollars on SEO maintenance, that is the easiest way to link your realtor site to be noticed on the internet. You must have unique homes that you can show. E.G. all your pocket listings not found else where; pre-listings etc.  Your brand must be unique, hopefully. If you post ugly homes all investors will call you. However, if you post Ian Jones the top selling agent you get nothing but worthless spams.  You also need to optimize time to turn it on or off.  Better brokerages the owners distribute leads to agents as incentive to stay with them. They in turn takes a referral fee.

I concur with Greg on this.  Depends on the market, your keywords, etc.  Just like any marketing.  I'm not a fan of PPC personally.

My opinion is about PPC is not much, why? if you familiar with your area or neighborhood it is more enough and you may be active on social media, simply start a blog and share your experience there, definitely you will get organic responses. Still, you need to spend in PPC don't spend more, give a try how many genuine clients drive to call. I hope this will help you.
