That's why I utilize a showing service - I program the service to notify me the way I prefer and they do!

Some agents just can't read...

Set up the showing and tell him to text you with a follow-up. Some people are too stupid to follow directions. LOL! We have to work with them anyway. For our client.

There is a reason it only takes 6 weeks to become a real estate professional!

Not everyone texts. Definitely not everyone reads the MLS notes.

I've stopped trying to police the world; their lack of ability to follow simple instructions doesn't bode well for my desire to work with them should they submit an offer...but I'll let them know that through my harsher counter.

I just move on!

 As long as they bring buyers to my listing, I don't care.

I am happy when people use Showingtime.

I try not to limit the ways people can contact me to schedule to show my listings.

You can't fix stupid, or maybe they have one of them old timey flip phones and texting isn't easy...

I'd say "Sell it please" and Thank you.

Why make an issue of it.

Take care of the homeowner and schedule the showing. However, put the buyer's agent on a short leash. This person is not going to read ANYTHING.

I do not use text for showing instructions.  I see no issues with using email. We all have access to both modes of technology at our fingertips - right. 

I'd send the instructions so the home can be shown. 

Many ways to proceed. At all times we must honor our focus not distraction

There definately is a problem with technology on their part. Give them a call I guess in spite of what you said.

Hopefully, the email arrived in time to set up the showing. Do it and get on with business of the day. 

I have no clue... this has never happened to me. As a listing agent no showing instruction requests are texted to me... all my showing requests go through Showing Time. That way I can ensure there are no hiccups in getting my listings shown.

Respond, set up the appointment, and move on. The important thing is that someone wants to see the house and the process to do so needs to be as easy as possible.

I would do what is best for the client and let them show it.  Also maybe they have a flip phone and don't text.

I do whatever it takes to reach that agent, but sometimes it is just impossible.

WEll, there are a few people who are not up on the technology.  I want to get my clients home sold so I try not to restrict agents in any way

I make arrangements to get that BA in to see the property no matter how they communicate!

we don't have those issues....we use a showing service.... very efficient.... 

Agents here never book their own showings.. the buyer's agent calls the listing brokerage to request an appointment and it is recorded in their  system.  The listing brokerage then calls the Seller to inform them there has been a request to show their home and get a confirmation from the Seller.  The listing office then calls the Buyer agent's office with a confirmation to show, and that is recorded in their system.  If I am the listing agent, I receive a notification of the request, and the confirmation to show.  Everything is memorialized and saved for future reference... and it has come in handy to refer back to this information on several occassions.

I set up the showing.  The purpose (I imagine) of asking for a text is to allow a quicker response time.  Once I've seen the email, I'm going to respond.  No harm, no foul.

I just accept it. 

We generally see call CSS for showings around here.

Email back:  'TEXT agent-number for showing request'
