       I've seen a few of those in our MLS.   This is the same nickel-dime mentality as brokers who charge their customers a "transaction fee" on top of the sales commission.

Nope.  Unless it's an agent working on 100% commission at a brokerage, there shouldn't be a fee anywhere that's not a part of commissions, unless of course it's a super low priced listing.  

 

Nickel and diming buyers and sellers is another reason the door is open to 3rd party companies wiping out Realtors altogether.  If I were an agent, I would absolutely not charge any of my clients this kind of fee, nor would I pay it.

 

Technology fee?  Ok fine I'll stop using technology and we'll see where that takes your brokerage.

Service fee?  Ok I'll stop providing service.

 

No matter how you name or describe it, it's a cost you should have rolled into the commission splits.

Should have it in your Buyers Agency that the buyer will pay all fees along with the commission, then they can put in the offer that the seller will pay these.

Well yes & no. We do this in our MLS also (35+ years) & our fee is $300 or so. I used to not charge buyers agents & then I realized I was out 3K every year minimum by being 'a nice gal'. I might be nice but I stink at math - so I started charging again.

I'm starting to see these more and more on foreclosure listings.  Typically, I won't pass that along to a buyer (as long as the math makes sense).  Meanwhile, our company tries to pass along a $495 transaction fee... or a "junk fee" as I called it.  I don't/won't charge it and reached an agreement so that I'm not "eating it" either.   In general (key words!), people pay quite enough for our services and adding more simply compromises our integrity (IMHO).

I'd remove the fee in my offer. Let's see the seller lose a great offer over $170.00 The REO companies and loser Realtors did that crap in the short sale days with "SS negotiators" As a CDPE I used to counter that all day long and tell them I'd be the SS negotiators since I knew more than 99% of them-proven not ego.

With a true professional a fee is the cost of doing business and would not be passed on to someone else.  Interesting what one will do to get the business but at the same time not be willing to pay the cost of getting the business.

I'm not sure I understand the question Raymond E. Camp . but if I sold someone elses listing and my commission was 2.5% less a fee of anykind I would go out of my way NOT to sell another one of their properties.
